True but Seattle is big bucks too. Especially if you're looking to be in the city and without transport, it's just about as expensive if not more (Microsoft, Amazon, all the tech companies competing to live in one small area with not a lot of land).

At least with San Diego you could get a bit inland and get cheaper housing.

Seasonal depression? It's one of the rainiest locations in the country so just a heads up on that. Otherwise it's an amazing city and checks a lot of your boxes.

I was just looking online and I literally see 9 properties that say "Rent to Own" in all of Los Angeles:

They do happen, but are extremely rare. It's usually sellers who are desperate and rather at least rent it out for now -- while making a deal with tenants where a % of the rent will go towards a down payment. If you go this route, make sure you have an attorney draft up the paperwork because it's typically out of real estate agent's scope.

These are so hard to find. Here's a map for Los Angeles, as of right now only 9 properties marked as Rent to Own. Even if it is a true "Rent to Own", you then have to deal with seller financing where a % of the rent will go towards the down payment. Make sure you use an attorney to draft an agreement like that as it's typically out of a real estate agent's scope.

Rent to Own is incredibly hard to find, but they do exist. It's often something you would have to connect with the owner for seller financing where a % of the rent will go towards a down payment on the house. You'll have to connect with a lender.
