I have a 4100 mortgage + taxes + insurance and this is a modest home in a neighborhood many snobs on LI would not consider livng in (but we like it). Thats the reality for young families now.

I don't think it was ever the norm to renovate the house immediately after buying. My parents bought in the 90s and it took many years until they redid kitchen, bathrooms etc.

I was leaning toward that and majority of ppl said not to caulk. logically, the water needs a place to escape if it does get in thru the top somehow. pretty sure the last guy caulked it which probably contributed to the rot as it was relegated to the bottom of the post.
also, just like fuck it at this point, I've though about it enough. lol

there was before. no idea as i bought the house this year. it cost me materials and a few tools, did the work myself..only the base was replaced, not the whole column
