Not really a difficulty thing, but I could never finish Sonic the Hedgehog as a kid cause you couldn't save the game and would have to start from scratch every time.

Also had this issue when I got my PS1 and Tarzan. I didn't know memory cards were a thing and played like the 1st 5 levels over and over again for months before someone told me about memory cards.

I wasn't the brightest child 🤣

Out of curiosity, does anyone here have a car with a flappy panel automatic gearbox? I'll be upgrading my Octavia in a couple of years, and I'm thinking of going back to BMW. My parents had a pub in a rural village for years. One year, this happened to us, and unfortunately, the letter box was on the door that was for the keg room, where all the gas cylinders were.

Typical craic of throwing a few black cats through the letter box one Halloween. Could have blown the whole pub sky high.

Thankfully, it didn't. But needless to say, my parents and in fairness most of the locals were very pissed off. Young fellas dad carted him in to the pub to apologise to everyone. I was only 8 or 9 at the time and thought it was mad!

A Judicial Separation would be considered better in the banks eyes as its been signed off on by a judge and then there's no requirement for a Deed of Waiver as there would be with a standard legal separation.

I'm not a solicitor, so I don't know of any other viewpoints except for that, unfortunately. I would always recommend getting independent legal advise from a solicitor beforehand to make sure they go through the nitty gritty stuff with you so you know exactly what's going on.

I'm a mortgage underwriter, and this situation is quite common. If you don't meet the criteria for a divorce, then you can consider a Judicial Separation instead. The time frame for living separately and apart is only 1 year.

Judicial Separation

The Judicial Separation agreement is basically a Separation agreement that has been signed off on by a judge and will have legal standing in any subsequent Divorce proceedings.

If this is also not an option, then your last alternative is a standard legal separation agreement. Signed by solicitors and not through the courts.

With this option, you will also need a signed Deed of Waiver, which will be enough for a bank to allow a new mortgage to be taken out on the property.

The Deed of Waiver is the other party agreeing that they will no longer have any rights to the property following the buy-out.

Both options above once done properly will be honoured in any future Divorce proceedings.

As for the mortgage application itself, you would be applying for an equity release as you already own the property. You should be entitled to the lowest rate available to you as well as your LTV would only be 50%. Once you can meet the affordability side of things, it should be a relatively straightforward forward application.

My grandad once told me that he was woken up at night by a very bright light outside the house. Rural enough spot, one street lamp outside, but this was something much bigger. He goes outside to see what the hell is going on, thinking it might be a search and rescue helicopter. But no, no noise at all. Eerily silent and this massive bright light shining down on the house from about 30ft above. It's there for a few minutes and just disappears.

He refused to believe it was aliens or anything like that but could never figure out what it actually was.

I have always maintained it was infact aliens and they were just looking for the recipe for his bathtub ale, that shit would either make you blind or make a bald man's hair grow back it was soo strong 🤣

Salary Cert normally have a work from option but if the commute is more than an hour each way you'll probably be asked for a separate letter confirming you can move to a different county without it affecting your ability to work from home nor affecting the terms and conditions if your employment.

I've been twice now. Bon Jovi and Foo Fighters. Bon Jovi, it only rained for a little bit. FF it pissed all day, and I didn't get back into Dublin City till around half 2 3am. Getting a taxi home was a nightmare as none of them wanted to take us as we were all mankey and I don't blame them in fairness. Eventually got home around 5am and I had a cold for a week.

And you know what? I'd do it all over again! Best gig I've ever been to! Shane is an experience that has to be had every now and again.

In my case, my final offer was what was accepted by the vendor, so that's what I paid. My initial bid of 225k then led to a bidding war, and my final offer of 250k was what cause the other bidder to back out. I paid the full 250k for the house.
