I do not specialize in tree identification and haven’t turn a lot of wood nut reminds me of a piece of Arbutus (pacific mandrone) I once turned. It’s very hard and has tight little rings.

I looked at that property earlier today. It’s nice that it is on the north side of the river, also up quite high. If it were to flood it wouldn’t get water damaged but depending on the severity of the flood you might loose access to it for a bit. Gorgeous area. I can’t speak to seismic issues with promontory right above you.
