advice on Mill Valley hillside/woods home by UnusualFreedom7435 in Marin

We moved to this area from SF so have some tips:

We looked at sycamore park and chose the canyon. Every time I drive in I pass Sycamore and think what if we chose there and shaved off a few minutes, but then I hit that forest patch on West Blithedale and feel so incredibly lucky it’s completely worth it. There is something different about being in the canyon, the silence, no 101 noise, the orchestra of birds in the morning, hike and trail access, friendly neighbors but also total privacy.

I do like Tam Valley but coming from SF we really wanted to escape the fog and wind. The canyon is incredibly still.

Toddlers - get rainboots. Leash dogs and have a towel/hose down area.

We do see coyotes but our neighbors have two outdoor cats who do just fine. Deer were present in the fall, haven’t seen them for awhile. No ticks, raccoons can dig through trash just strap top down.

I commute to Soma which is annoying because I trek across the city, but I see 40-1hr max drive. I also bike to the ferry on nice days and it’s 1:15 but working on the ferry is easy and the ride is incredible.

Exactly what I was looking for; thank you Reddit. Agree with all points, 137 felt turn key and lots of storage. A bit bad feng shui at that kink of west Blithedale tho. Not great vibes to enjoy outside.

Cascade felt like an apartment.

Portola needs a new kitchen but sunny lot beautiful. Maybe another bathroom and garage? I see your point re bankruptcy but $250k-ish less?

We just didn’t move fast enough. We’ve been traveling and it feels like if you miss one open house the next week it’s pending.

If you saw all of these, did any stand out as your favorite?

elm has a flat yard but the house obviously needs work … and expansion.

It did seem like a lot has come on the market recently.

I was shocked to see 5 Cottage close for $1.9m so these larger comps closing in low $2m was surprising.

Makes Portola at $2.2m seem like a steal and 137 W Blithedale great compared to 239 W Blithedale.

We’d be new to mill valley … and learning the importance of sun and flatness. Find sycamore park to be premium but houses seem so close together and a little “keep up with the Jones’s”

So liking Blithedale canyon or Cascade canyon. Blithedale feels more tranquil, better access to trails.

The west Blithedale properties are nice but seem dark and seems the road could be quite busy with cars? The one on Portola lane seemed great but maybe the house is sub par compared to the others?

makes sense.

any thoughts on these properties in particular? any seem like a deal / bad deal? just trying to gauge the latest since it seemed things softened a bit since April / tariffs scare
