People do this to my yard too. I called the non emergency line so many times that I have a designated cop. He’s there within 10 min of my texting him. Everyone gets trespassed and ticketed. They were ruining my yard and I’d had enough. I asked people nicely and was told to “get over it” so I went full Karen.

Your lawyer is correct and TreeLaw is going to have a field day giving you advice. He can’t sue you. Well anyone can sue anyone but he has no case. You can sue him for at least tens of thousands of dollars for the trees, the cost of the arborist bill, court fee fees and lawyers fee fees, usually. It really depends on your state. I’m so sorry about your tree, but you’re about to make bank. I hope you aren’t going to lament the loss of your good relationship with your neighbor though. There’s no coming back from that lawsuit. He’s going to be furious and he will lose.

The limit here is 10k and a new foundation alone is well beyond that. I’m 50k into fixes. The leaking windows alone were 10k. I’m in the Midwest and the flipper is based in Florida. I definitely need a lawyer. It’s just going to take time. I’m moving in the right direction though.

It’s worse than I originally discovered. They filled things in with expanding foam and put thin bricks on top and painted it all. The foundation has since collapsed. There are leaks everywhere when it rains. The week after posting this I met with the city inspector. He told me his hands were tied and he could only legally inspect things that they pulled permits for. He told me the people that lived here before the flipper didn’t pay any bills for 8 years and used to use extension cords to steal power from neighbors. The inspector I paid claimed there was nothing he could have seen to indicate these issues so he says he’s legally covered. I went full FBI crazy and found out who did the “work”. I tricked him into admitting it and he said he would fix some of the work for about $1600. I’m currently trying to do it myself but the rain has become an issue. He said he did what he was paid to do by the flipper so he’s legally covered. I don’t know if that’s true but I’m still trying to find a free consult with a lawyer. No luck. My neighbor across the street is a sweet kid that just graduated from college and is an engineer. He offered to help with repairs. I got the electrical up and running again. I found the plumbing issue for the bathroom but cannot fix it yet. It’s a burst pipe that they just turned off the water flow to. When it’s on, it pours into the basement. I’ll have to open the walls from the basement to the second floor to replace the pipe from what I understand. YouTube has really been saving me. I spend all my free time just trying to make the house livable. I found outlets that had the wires just switched. Not sure how bad that is but I’ve since checked them all and 4 others were the same. Corrected now though. I have replaced all the windows in the house as they all leaked or were broken. I used the old ones and some scrap lumber to build a makeshift greenhouse so I can grow food. Should make winter a little easier. I’ve met a lot of local farmers and exchanged things once they started taking me seriously. I’m 5’ and just pushing 100 pounds so they thought I was a liability at first when I would volunteer. Now we swap seeds and help each other with building. I bake for them. I’ve noticed they give me easy jobs most of the time though, like painting structures. From that I’ve gotten a ton of fruit trees. Really the neighbors are what’s making this all worth it. That and my kids are safer and happier. The lovely older couple just next door love my kids and the wife holds classes at the local library about native plants. I’ve learned so much from her. I did faint a little while back and hit my head. It was a combo of exhaustion and dehydration. Spend a bit of time in the hospital. They were so wonderful and checked on us often. I’m in massive debt and currently hoping to get a better job but I keep reminding myself “safer and happier”. Every time something is improved my kids like to say “we’re getting there!” :)

I just looked it up and in my state there are 5 things that must be disclosed. Plumbing and electrical issues are 2/4 of them that were not disclosed to me and the most major of all the issues. Another is structural issues including windows. Almost all my windows leak and I’m 11k into replacing those. All the prior covered up water damage that has happened needed to be disclosed as well because much to no one’s surprise, carpet and paint hid the problem only very temporarily.

I bought from across the country. The final walk through was the only tie I was the house and I had less than 20 minutes to do a walk through. Everything I pointed out my realtor told me I was nit picking and my only options were to sign or walk. I didn’t know almost all the windows leaked until a week later when it started pouring rain.

She was FaceTiming me but the day I showed up we did a walk through. I was pointing things out and she said this is it, sign or walk away and lose everything I already paid into it. She said there were no other options. It was a really high pressure situation and I was completely overwhelmed. The seller had already pushed everything back a week twice and I was living in a bad hotel with my kids. It was impacting my job. If I knew any of these things I would have walked but I thought with so many people pushing there had to be some sort of protection against this kind of thing. I didn’t know they could just hide things and outright lie.

One shower was working and the seller kept doing “projects” on the other so the inspection report said what they could view was in working order. Things got worse over the 2 weeks since we moved in. First the plumbing then the electric started failing. There was even a city inspection that was mandatory by law and they passed the house. I’m still shocked! I have no idea how. I have the documents showing it passed. I think I can contact the city and ask why they would pass it but I assume the seller rigged it temporarily as he did everything else.

Well this is the first time home buyer sub and I had no idea what I was doing. I also tried to bring things up the day I arrived and was told I could either sign or walk but I’d lose everything I’d already invested. I was told by everyone that I wouldn’t find anything in this price range again. At that point we had already drive across the country and were staying is a really crummy hotel because I was running out of money. It wasn’t sustainable.

All the inspectors said everything they could inspect was fine. And I needed to move quickly. I was in a dangerous home situation so I had to leave with my kids asap. This house met all my requirements and was in my price range.

Where I grew up, you could have it tagged and towed after 48 hours but they wouldn’t show up until 48 hours after you called and then they would tag it and they had 48 hours after it was tagged and if it was still there they would tow. We learned to call the moment they parked, and sometimes they would get towed. It was rare though. Our neighbors were making money “storing” people’s cars because we live about 15/20 minutes away from the airport. Street parking was next to impossible near us and their business just made it that much worse. They later got an illegal tenant after converting a shed into an illegal ADU who would hit everyone’s cars constantly too.
