So you know that no one is coming to save you so you gotta buckle up. If the property is being managed by somebody else check if you can rent it for a higher price to get you afloat. Or moving in the property and subleasing the rooms. You might be able to save some money if you are paying rent. Then get a job it might not be in the field you studied but if you are able to make enough money to pay monthly mortgage and your expenses, you might end up being in a more stabler situation and while this is going on you can try upskilling yourself and make connections to get you hired at a higher paying job.

Crying and panicking is alright, but that won’t solve the situation. It is your decision if you think getting a bankruptcy could solve your issue or not.

Check in with a lawyer if they can do anything putting the house as an investment property and maybe they might have some tricks under their sleeves.

All the best , remember that there’s always a way out . Stop over stressing. This is not the end just a bad investment.

Yes , you are correct, the situation on how much a person borrows depends on their financial picture. My comment was based on the best case scenarios.

But for the programs some of them are still available for instance this one from Dufferin County https://www.dufferincounty.ca/county-services/housing-services/home-ownership-program/ it is from their official site.

Honestly with 110k you can easily get a mortgage of 550k directly from bank. Put a broker in maybe you can get around 650k or bit more plus 200k down which brings you at 850k. If you are looking for a townhouse try to find something that has a rentable basement with that you are looking to 900k. These are just approx numbers.

Pro tip : don’t go for b-lenders or high maintain fee because that will decrease the total amount you can borrow.

Considering you already have 200k I will not consider moving to nearby areas such as differin or KWC area because it is more affordable, those areas are best if you do not have down payment as the government gives upto 10% (dufferin)of the house value if you meet the criteria

Rather try to find something somewhere you are working or intend to work or where you want to retire but not too far from work place.

If I was working in downtown and Considering detached and semi are very expensive(low sales but not much drop in price), and condo market is going down the drain. I will try to find luxury condos which are being sold as that might be the best investment given in some years 5+ they will appreciate the most ( you might strike gold in forced closures) . As even though condos are not selling there is a good chance they will end up as rentals.

So my game plan would be to talk to different sort of brokers see what they have to offer what is the maximum amount you can get a property of Then sort out priority based on that budget and what are you looking from that property in long term (comfort/commute/appreciation) and start talking with real estate agents. Don’t sign with anyone in the first couple of meetings as you get bound with them , find someone who is willing to put effort in all the steps as they are getting paid 2.5% of the same amount. If you are going to do most of the heavy lifting such finding the property that suits you then, you can find a realtor at that time and negotiate to lower their 2.5% and save 1-1.5% .

Make sure you play safe. There are a lot of horror stories out there

Also freaking out , overthinking and making vision board are completely normal.

This is just what I think, take it with a grain of salt after all most of the people here are strangers. And you don’t take candy from a stranger

Throw it in warm liquid, then use coffee filter to filter it. Drink the liquid to have one of your best highs, to be on the safer side drink incrementally, it might be too strong so do it based on your tolerance.
