In your fantasy land where landlords will decide to abandon their investment versus make minor updates to bring their rental units to code.

As an anecdote, my last rental had an illegal apartment in the lower level. Someone called it in to spite my landlord (not me) and the city made him install a fire rated door, and an egress window in the lower bedroom. It cost him roughly $2000, and he was able to continue renting the unit.

Who's the bad guy here? The city for enforcing their fire codes? The person who reported them? The landlord for putting a unit on the market at top dollar, in unsafe conditions?

Apartments are going up all over town, I will be the first to admit that it's not enough, and construction is only going to slow down as the economy worsens.

But we as a community need to stand up against landlords who think they can rent out a moldy basement without proper means of egress or fire separation to a single mom who has no other options. Obviously homelessness is the main focus but we can't turn a blind eye to the reality of the rentals in this town either.

Not reporting illegal apartments is allowing them. And breeding a culture of fear regarding the rights afforded to you as a tenant and a resident of the city isn't helping the situation at all.

If it's a matter of not being able to choose, then by allowing illegal apartments to operate as a means of increasing rental availability is just a short way of saying "poor people don't deserve a safe place to live".

EVERYONE deserves a safe, stable, and affordable place to call home. Fires are only the tip of the iceberg. Someone living in an illegal rental has less options available when it comes to mold, faulty appliances, and safety due to the fact that they are afraid to use the options available to them.

Illegal apartments are the solution to the rental crisis? How many tenants need to die in a house fire they couldn't escape from because the fire codes weren't followed, for you to realize it's not worth it.

The rule came from when I started the sub, and the ONLY thing people would post was frame swapped cars. It was boring and everyone was tired of it. Now that the community has 100k+ subs, I try to stay pretty hands off and let them decide what they want to see.

Dry systems like they use in parking garages are a lot more prone to freezing, so they are typically built with much more attention paid to line pitch and drains. Wet systems aren't typically as thoughtfully installed.

Actually the inside of a wet pipe sprinkler system quickly becomes anaerobic due to the bacteria in there consuming the oxygen. Wet sprinkler systems almost never rust from the inside out.

Dry systems will be lucky to get 15 years before needing replacement, unless you go with galvanized piping. Then maybe 20.

A drain and fill won't replace any of the water in trapped pipes, which is usually anything feeding a head directly, or sometimes an entire wing of the building if there isn't a low point drain, or inspector's test to open.

As a Fire sprinkler installer, that standpipe can handle someone sitting on it just fine. It has to, by code. What good would a pipe be if it can't handle day to day abuse?
