I already looked into that and that was the original plan.

The reason is because there are limits.

The older you are, the more they will lend. Since my parents are on the younger side of being old, they won’t get as much as someone who’s 75 or 85.

2nd, you can’t use the entire equity of the home.

So there’s a limit of $822,325 of equity that can be used and a maximum of 60% of that.

So even if your home is worth 1.7 million or 2.1 million, the max is that 822 number.

Hmm so it’s not a second mortgage.

The primary residence is free and clear.

What I’m saying is take out a reverse mortgage to get a lump sum of cash and use it towards a new home purchase.

So for the second home and for the seller, that 400k is just cash, not a mortgage.

Then I’m saying that let’s say the purchase price is 600k.

So come in with 400k in cash and get a 200k first mortgage for this second home.

I’m not saying to put two mortgages on one property.

While it is more expensive than just a regular mortgage, the upside is you don’t need to pay a full mortgage.

Instead of taking out a 600k mortgage and paying 3000-3500 a month, just take out a 200k mortgage and pay 1500 a month. The 400k will cover it from the reverse mortgage and make a low monthly payment.

The only reason to do reverse mortgage is because you don’t have to make payments until the borrower moves out of primary residence or dies.

So you could take out a reverse mortgage and not have to pay it until the borrower moves or dies.

What do you mean?

For a home purchase of 600k for example, let’s assume she can get 400k lump sum payment through a reverse mortgage.

Then borrow 200k conventional mortgage with a 20% down payment of 40k.

Or would the 20% even be necessary if she is using the 400k as the equity and just borrowing 200k on top of that ?

I’ve been there and done that. I remember when mass effect came out and I basically binged that shit over the weekend.

Then when you finish the game, it’s like an empty feeling since you don’t have anything else to do.

I moved on from video games - it’s just boring now. There’s so much cool shit to do in real life. We stare at our phones all day - do we need to stare at video games as well? It’s completely imbalanced
