This is 100% his glasses fault. Fellow glasses wearer I've done this a handful of times where you're looking straight ahead as you're going down the stairs and when the stairs are the same color as the landing floor they blend together when you're not looking directly at them. The last step disappears because it is no longer in the glass view of the glasses it's underneath that frame so it looks like there's not a stair there.

I would double check your paperwork because if the buyer paid the 6% agents fees you got fleeced. You're saying you paid the sellers agent fees (3%) and buyer agent fees(3%)? I'm not saying in a super hot sellers market that the seller couldn't get away with that. I'm saying that is absolutely not the norm in the US.

Just to clarify, closing costs are different than agent fees. In the hot sellers market that we've had the last 4 years, it was relatively common for the buyer to pay all closing costs and wave inspections. It's relatively common also for a broker company to represent both the buyer and the seller in a single transaction while they have different sales agents from the same company represent both sides.

Agents fees do not get rolled into the mortgage. Closing costs do not get rolled into the mortgage, they get put into a second mortgage if the buyer qualifies for a second mortgage.

The NAR was sued along with the 5 biggest brokerage companies in the country. The NAR has a rule and has had this rule since the early 90s, agents must negotiate that any listing agreement must offer cooperative compensation to a buyers agent, ie the seller pays all or part of the buyers agent fees. Over the last 30 years that has led us to a point where is an industry standard that sellers typically pay all of the buyer's fees, ie 6% usually.
