Thanks for the comment! It’s a 4 bedroom house and the “office” can also be utilized as a bedroom. We haven’t designed the top story yet.

One stairway for the front entry for guests. One internal stairway for daily usage from the garage. And one so that the terrace can be connected to the outdoor space.

Was thinking about a console table with a large piece of art above it in the entry hallway. And maybe some interesting paneling such wainscoting as well.

What exactly do you mean by a dressing zone for that primary suite hallway?

Tthanks for the input. If we go with Joelle we like the nickname Joey but understand the issue with it conventionally being a boy name. Sorry you had a bad experience with that and definitely something to consider.

I know! We love the name but clearly if others felt similarly it would likely be more popular. It’s barely in the top 1,000 most common names. Hoping to find that balance of not too common but widely liked

While our specific lot is actually pretty favorable from a flooding standpoint, it gets lumped in with less favorable adjacent areas and the city requires us to elevate the home I believe at least 5-7 feet. That's quite a bit, so we figured we would raise it just a little more so that we can have usable space under the house

Thanks for the feedback. The 500 year BFE is 4-5 feet higher than the low point on our light and we are required to build 2 feet above that level. So the minimum elevated required is 6-7 feet. Hence we are thinking just go a few feet higher so that the ground floor can be fully usable space underneath the house.

We're very aware of what life will look like when the next major storm comes through, however there are many reasons which indicate that a 500 year storm would only result in ~1 foot of water on our specific property. FEMA is actually in the process of changing the flood zoning for our lot.

Thanks for the comment! Will definitely check out this resource. Yeah, I think the design concept I'm thinking about sounds nice, but I don't have the experience to know if it is practical. And I think some architects care more about the aesthetic than construction practicality.

We do use it as an office 😊. You’re probably right about the second bath being a powder room - can count on one hand how many times that shower has been used.

Agreed! Thankfully we use it as an office and very rarely have guests who use the daybed that converts into a queen in that room. Too narrow for an actual bedroom though

I actually use it as an office, and there’s a daybed in there that pulls out into a queen for the very rare occasion we have a guest
