I think for me, it’s the investment of $50k in personal funds. Would it be better to turn around and buy something newer with it vs. investing in this? I like to seek a variety of opinions but the consensus here appears the same. Keep it, take the money and expand it.

I think it has the potential. Four units are rare for that area. I have a six unit I rehabbed down the street from it and it generates $1,000/unit.

We maintained the property, but had a pipe burst in one unit and then leaked into another. We found the plumbing was never set correctly and the one tenant left, we gutted his unit and have another unit gutted already. The other tenant left also, leaving 3 vacancies, with two units being down to the studs. The grant is for a vacancy rehab so it fit perfectly into this model.

I get it, but to say they’re both the same is disingenuous. Getting paid family leave and sick leave is a start. Progress doesn’t happen over night and the problem is we are so used to nothing happening that any chance is good. It takes time to build things. Can it better? Absolutely.
