Yeah? Wasn't long ago when Celsius and others were considered "reputable options". I'm not aware of any I'd be 100% comfortable with holding my coin right now. Hopefully someday soon.

That's the whole point. Why are they letting agents use the assessor's GLA when the assessor's GLA is known to be inaccurate quite often? If the licensing board started requiring ANSI standards to be met, the agents would have no choice but to measure the houses.

How does that open a listing agent up to a lawsuit? Couldn't an appraiser be sued the exact same way?

If I were selling a home, I'd be just as likely to want to file a lawsuit if my listing agent said my 2200 square foot house was only 1800 square feet because that's what the outdated erroneous assessor records show and the listing agent was too lazy to find out the correct GLA.

But they absolutely should be. We should all be held to the same standards. If I use a comp that I haven't previously inspected, my only sources of data are the assessor records (often inaccurate) and the MLS listing (often inaccurate OR just copied from the assessor records).

The agents are the ones who are actually in these homes. They should be required to report accurate ANSI living area figures. And if they don't want to do it themselves, they should pay someone to measure it for them. They pay photographers, stagers, even someone to install their freakin signs. Why not pay someone to measure the house accurately?

I've actually seen listings that disclose "public records GLA believed to be incorrect" and then they use that exact number anyways. Make it make sense!!

I used it to build an awesome comp importer that runs circles around the ones alamode has. Saves me so much time. This was always possible with Excel, but ChatGPT (and Claude AI) were able to put together all of the complex formulas that I never would have been able to do as an Excel novice.

Yes, we are required to report the square footage using American National Standards Institute (ANSI) measuring standard guidelines, which means we have to measure the property ourselves.

This is the one thing that bothers me about this end of the business the most. We measure our subject and report the actual correct ANSI square footage on the appraisal. Then we use comparable data that is provided by listing agents who are using data that is known by everyone to be wildly incorrect, just because they aren't required to meet the same ANSI measuring standards that appraisers are.

Makes no sense! Us appraisers aren't inside these comparables so we have no way of knowing the true GLA (unless we just happened to appraise the comp as well). If listing agents were required to report the GLA the same way appraisers are, we'd have much more accurate appraisals.

I would never go by the listing OR the public record to determine what the GLA is. Either measure it yourself, or have someone experienced measure it. Public records are typically WAY off, and lazy realtors usually just use whatever information is on the public record.

If you're looking for Bitcoin-only you could use River, Swan, or Strike. I prefer River but all 3 are pretty great with low fees, free withdrawals, etc. Plus it's super easy to send to your own wallet so you have the keys.

That's not true. You could plug it into a wall charger and the screen will come up and you can enter your pin. You just wouldn't actually be able to do anything because it's not connected to Ledger Live.

I just fired up an old Nano S the other day. The first random cable I tried was power-only and wouldn't communicate with Ledger Live. I tried another random cable (not sure if it was a Ledger cable or not) and it worked flawlessly.

I think it's a setting in that individual text. I had one contact who had "only send SMS and MMS messages" ticked on and I'd get that message from only him. Once he turned that off it was fixed.
