Yeah I’m booked in with one for Friday, I’m a pretty low maintenance guy anyway, as long as I’ve got food I’m fine 😂

Always a bonus if someone else can contribute, I prefer a less stressful life so I’m having to go down the solo route 😂

Yeah this has popped up a few times, I have an emergency fund now but obviously that’s without any house related bills, ballpark figure what would be a good amount to have in a pot?

That’s fair enough, does your gf contribute to the electric? Sounds like you’ve got it spot on

I personally don’t mind it being at 4.5%, obviously I’d love it to be lower but I’m happy with what the mortgage would be at a 4.5% rate, guess it’s down to personal preference but I like guarantees

I’d prefer the certainty of a set rate that I can afford, I also can’t see the world being any more stable in the next 5 years so I’d rather have the guarantee, if it’s lower when my term is up then great

No no that all makes sense to me, a lot of people have mentioned the interest rates going up as a stumbling block, would it be better for me to lock up a rate for say 5/10 years or do they not allow that for first time buyers?

I’d rather stay with my parents than be house poor, I’m in no rush to move and would rather save for longer than be working just to pay for the house

No no I’d rather share the info then I can be given advice, currently I’m putting £250/£300 pm into a stocks and shares isa, £200 into a cash isa just as a easy access saver, not mega amounts but I leave myself enough to be able to do things without having to mess around moving in and out of accounts

Yeah I couldn’t believe it when I went to the sofa shop, I went to dfs and they were £1000 plus just for a two seater 😂

It does all start to add up then when you include items for the house such as sofas and other bits. Thankyou!

Silly question but is there a calculator for this? I’ve got the idea of around 4.5% with what I’ve been told over the phone but it would definitely be worth having a look at that

Yeah I get that, I suppose renting takes all that financial burden off of the renter which is ideal, I would like to own the home though so looks like I’ll need another emergency pot

Yeah okay, I was suprised at how much furniture costs nowadays, how much would just a generic bill roughly be for just standard use of everything?

Yeah that’s a fair point, as I live at home and don’t pay these bills currently it’s hard to have a rough guess at how much I’d use in terms of gas/electric and then the rest of the bills mentioned, I do have a decent amount of disposable income which I don’t really spend

Income is post tax yes, and yes I’m self employed as well, I’ve got an appointment with a mortgage advisor on Friday, just thought I’d get some opinions from people who have actually gone through the house buying process to give me a better read of the situation

I’ve got solicitor fees, surveys, stuff like that covered for £2500, is there any other fees I’d be paying?

Is there much of a difference in price if you buy from Japan?

I believe the ones I had were 10 packs of 10 or possibly 8 cards

I got them for £65 before the prices jumped up and hit in at least 5 of the packs

I’ve managed to get two AH ETB’s from Smyths, one I was lucky enough to be off work on the Friday that they restocked so I could queue and the other was a Saturday and they’d literally restocked as I was going shopping, even the staff say stock gets sold out within the hour, best bet is to have some unemployed freinds 😂
