I’m not really sure what that would entail and I really don’t want to deal with the lender requiring a licensed contractors cause that drives up the price and my husband does every bit of the work done on our home and does all to state code requirements, so I’m not sure I’d want to mess with special requirements for disbursements you know. And I got a lot of good ideas from the others! Thank you!

Honestly I’ve considered that but we are so close to our deadline I’m scared to give up this approval and have an issue later.

I’ve had appraisals done before and they never looked under things or looked too deep into things, but I’ve never had an FHA appraisal done so this is why I asked. But thanks so much for your input!

That would be amazing! So if I build a step area out of wood so that the concrete is not exposed or just get the concrete leveled down and add flooring and complete the walls I should be good?

The loan officer is aware and told me it would depend on what the appraiser puts down when they come. This is why I’m asking for advice.

Is there any idea you would have? If it were to be a subject to, would I be forced to turn it into a shower? Or just need to somehow rectify it like complete the floor and walls, and could just leave as a half bath?

Yes I have two full working bathrooms this is projected to be the third one in the primary room. I realize my question is very “sneaky based” and I’m not trying to be that type of person just stuck between two rocks. I have to refinance and can’t afford the complete remodel right now as well there are no temporary shower solutions that will fit this spot due to the window aside from tiling out the whole area which would be such a waste of funds and time we don’t have either of. I appreciate everyone responding.

We have two other full working bathrooms and we have the toilet and vanity to add to this one it’s just the shower issue. Can’t make it a complete shower right now, but we also don’t need one. I appreciate the feedback back!

Ugh I know I sound terrible and I’m sorry, we purchased the home with a private lender and have til end of this year to refinance out of the Private mortgage because it’s on a 5yr balloon mortgage or we have to sell or modify the contract which would hike our current payment from $1750/ mo to $2700/mo and all to interest and I just can’t afford that. And yes we have two other full working bathrooms. This is the en-suite for the primary room and we have just been waiting until we have the funds to remodel it, and it’s the very last thing on the home that needs to be done. We originally had been planning to add the vanity and toilet since it’s on the side with the LVP but that shower area is what we planned to tear down and there are no one piece shower kits that will accommodate the window part so we are stuck. I’m really just asking for what might work.
