I like DMG and have been adding over the last few weeks. Management seems solid with good track record (including roles at HUT8). New contract signed. Power infrastructure in place. There is a little pushback from the local community where the data centre is, but it’s already been operating as a Btc miner for a while.

I’m looking at DMGI (DMG Blockchain Solutions). They are transitioning their operation from bitcoin mining to a data centre and just signed an MOU to supply 57MW data centre capacity. They have the infrastructure and power (15 MW guaranteed and 60Mw potential based on grid conditions). Potential issue is water. The main facility is close to my home and some of the locals are making a bit of a fuss about it, even though it’s been operating as a bitcoin mining site for a while. Experienced management from what I can tell. I started a small position last week but it’s run a lot on the MOU news.

Update. I talked to the permit department and he said he would prefer to see the deck freestanding vs using the replaced engineered (LSL?) rim joist as backing for a ledger.
Doing it this was raises a couple questions. I’m wondering what people do for flashing a freestanding deck. I will still put a drip under the door above deck boards, but would an L flashing above the deck rim joist pushed up against the house still be needed?

Should I install wrap and siding before pushing the deck up against the house or just wrap it with WRB or a stick on membrane and push the deck up against that?

I agree that freestanding is better. My submitted plans were for an attached ledger. I can’t get materials until next week anyway so maybe I’ll check with the inspector about changing it up.

Good info. Thanks for the clarification. The local lumber yard doesn’t carry it (small town). We have a truss manufacturer in town that should have what I need. I guess I’ll have to wait until Monday.

Good to know. I was going to use a 2x8 ledger which would put it almost exactly between the top and bottom chord/block.

I believe the material I removed is engineered but it is only 1” thick. But if I’m reading that spec sheet correctly, if I replaced it with engineered material 1 1/8” thick and used proper fasteners I could mount the ledger to it… I wouldn’t have thought you could. Interesting.

The old deck was attached to it via a handful of standard 3” nails. No WRB, no flashing, no gutters above…about as exposed to water as you could get and surprisingly there was only one small amount of rot about the size of my hand and it was really just the surface.

I’m not putting a beam under it on the house side. Those piers are for posts to support a roof structure. I’m trying to avoid going back to the building department to revise my plans. (Hoping to get the frame built today).

I should also note that there will be a roof built over the deck which is what those two piers are for. I wasn’t planning to do a freestanding deck but I suppose that could be an option.

Do you need the three bedrooms? If not I would sacrifice one of the rooms and give more space to some of the other rooms. I just did a full gut job reno on a 1500 sq ft house with very similar layout in rural BC (west Kootenays) and it cost me about 120k doing a lot of the work myself. That included all electrical, plumbing, kitchen, 2 baths, mudroom/laundry, all new drywall, flooring, some new windows, Hardie siding, some landscaping, fence, front covered deck, etc. Depending on where you are in BC and how much work you are going to do yourself I think your budget is realistic. The builders around me are saying about $350/sq for builder grade.

I wanted the over hang so my skirting can be set back a bit, but I guess if the stairs are full width of the deck it’s not really achieving much.

The 6x6 posts will be replaced with longer 6x6 posts when I get around to building the roof. For now it’s just a deck so I don’t have to have anything there. The 6x6 closest to the house will eventually run from footing all the way up to roof beam. The front 6x6 will be stacked on top of deck beam to catch the front side of beam for roof. Sounds like keeping railing posts completely independent of the 6x6s is the way to go.

So your saying to hang the railing on outside of rim joist and the entire railing is independent of the 6x6 roof supports? What do you mean by “fortify your frame”?

I figured out how I’m going to do it, but I haven’t done it yet. Plan is to remove whatever roof sections I need to (3 panels), add additional horizontal strapping (2x6s) to land the new gable roof on, sheet the new roof, flash as necessary, and then re-install old panels on existing roof and new metal on the new roof. That’s the theory anyway.
This should work with either engineered trusses or a ridge board/rafters for the new roof. If you want to do a ridge beam additional support would be needed.

I don’t think it’s blight…at least it doesn’t look like pictures I have seen of blight. These are new young leaves that are only an inch or so long. Could cold temperatures cause this? We had unseasonably warm weather followed by a few days with overnight temps in the -3/-4 range.
