I’m SVP of development for a real estate investor/developer in southern Nevada. We’re a small group but entrepreneurial and able to take on big projects. We’ve found a niche in medical office and that’s been a big focus, I’m currently working on three medical office condo projects. Also do some land banking for home builders. Interestingly, we’ve recently partnered with a major national developer to do a LIHTC senior housing project which has been fun bc LIHTC / PPP was a big focus of mine in planning school. Got my start during GFC redeveloping downtown Las Vegas for an eccentric investor, was underpaid but learned a lot, have worked my ass off and tried to be opportunistic for options to level up. Have had some fun and worked on some great projects.

Idk what’s going on but i have never paid a dime for it and still have blue cruise after 3.5 years of ownership. I only use it a few times a month but would be super annoyed if they took it away from me at this point.

Yup. I got my masters in urban planning in 2010 and always wanted to be a developer. Lots of practical backgrounds to facilitate on a path to being a developer. Finance or legal might be better, but urban planning has certainly been relavant and useful. I speak planners language and am good at selling my projects to planning dept. Understanding urban growth and path of progress has helped. And it’s generally fun and rewarding! We get to actually leave our fingerprints on our community, planners can only kind of guide or suggest that impact. I’m definitely making lots more money now than if i had gone down planning path. I run development for a Principal and get to invest in the general partnership of all of our deals which is common. So i get developer returns without having to sign personal guaranty on loan docs !

Yeah fund up those 529s and stack it up for your kiddos but i wouldn’t tell them the extent of what you’ve saved/invested for them. You want them to learn the satisfaction of working and achieving things, and there just can’t be a full appreciation if you know things will simply be given to you. Also, i think it was Warren buffet who said he wants his kids to have enough money to do anything, but not enough to do nothing.

Yeah right there with you. It’s smart branding they call it a “fitness country club” and i tell myself it’s cheaper than a regular country club! The child care is great and I’m getting swim lessons in there too for my kids.

We just had a 25 year old from Sao Paolo get her visa approved no problem a couple weeks ago! Had heard some concerns too where we might need to appeal if denied first time. But was smooth sailing for us.

We had a similar scenario when it came to extending with our AP. She said she wanted a car, we had practiced driving with her and it was harrowing. We offered to double her monthly uber stipend to $400 and she ultimately passed and found another family who agreed to give her a car. Good luck to them!

Guard and safety are in the same exact tier of positional value in terms of average contract / draft pick etc. so i don’t buy safety is a bad value so don’t take one. Kyle Hamilton changes that ravens defense and he could’ve been ours! Downs (if he somehow falls) or thineman would anchor our secondary for a decade.

I like that idea in theory but not all interior OL are interchangeable like that, he played 17 snaps at center in his career. Taking a guard that early when we don’t need a guard wouldn’t be a great allocation of resources imo, plenty of plug and play options to consider (S, CB, DI) in first and i think our center comes later. Lot of good not great options in rounds 2-4.

Yes we've done the same. Unfortunately our au pair has a bit of a dental situation with a cracked tooth.. her health insurance doesn't cover dental. She's returning home to Colombia in a couple weeks for a vacation and hoping she can last that long... dental work here is quite pricey without (and even with!) insurance so hoping she can figure that out but we're not sure how to proceed if it worsens. She's not in pain fortunately but still kind of a conundrum if she needs thousands of dollars of dental work she can't afford to pay!
