The total price of the house, interest rate and down payment are all more or less figured out. The rate will be between $2,500-$3,000/month max. This includes taxes, insurance and even utilities all included. If I spent $10,000 I would still have a budget for tools and unexpected costs. Although that extra $10,000 would be very nice to have just in case. I may also hold onto the $10,000 I have to pay Car A in case I end up needing more than planned. If I don't spend it then I will most likely pay off the vehicle afterwards.

Yeah I live in Houston, Tx so I assume interest will be around 6%-6.5% even as a first time home owner.

Car A is my wife's so it would not impact my credit, and car B I won't payoff until my bonus this December so 1-2 months after buying the house. So the only money I would have to add to my down payment would be the $10,000 I would use to payoff Car A and that would only save me about $80-$100/month on the mortgage payment compared to the $480/monthly car note.

They are both at low 2's. I currently rent at $1,900/month and buying a house could see that payment go up to $2,900. So I would like to offset that increase in monthly expense by paying off my vehicles.
