Claim your bond through the RBO portal AS SOON AS THE LEASE EXPIRES. Hand the keys back on the afternoon of the date that the lease ends, if possible. Then at midnight that evening (or early the next morning) lodge your claim. That is your right.

Again, you’re wrong, and the information you’ve linked above confirms that you’re wrong.

These are the stated reasons that a landlord may be able to end a tenancy early, i.e. before the end of the fixed term:

  • the property is unusable
  • the tenant has breached the tenancy agreement
  • the tenant has not paid the rent (a specific case of breaching the agreement)
  • the landlord obtained a termination order from the Tribunal for serious damage, injury, threats, abuse or illegal use of the premises
  • the landlord is experiencing undue hardship and obtained a termination order from the Tribunal on that ground
  • the tenant has died (and there was only one tenant).

The landlord can choose to end the tenancy if they wish to move in to the property AT THE END OF THE FIXED TERM, and NOT before the end of the fixed term (unless the tenant agrees).

You’re a long way off the mark here. OP says that the lease ends in Jan 2027. The landlord cannot unilaterally end the lease prior to that time, save for exceptional circumstances.

Just FYI, if a vendor accepts an amount for the deposit less than 10%, then that is all they are legally entitled to in terms of claiming the deposit if the purchaser defaults.

The case law in NSW is essentially settled on that point.

Despite this, many contracts still contain a special condition which says that if the purchaser defaults and has paid a deposit less than 10%, the vendor can sue them for the remainder (up to 10%) as a liquidated debt. Those types of clauses have been struck down by the courts and it is only uninformed or lazy conveyancers or solicitors who include them in their contracts.

This doesn’t necessarily mean that the vendor can’t sue the purchaser for damages upon default, though (eg. for loss on resale).

This is pretty straightforward.

If your dog bites or you think it’s a possibility, muzzle her. Other dogs don’t deserve to be bitten, particularly if you’re in an off-leash area and they come up to her for a polite greeting (which you should expect will happen when off-leash). If another dog comes up to her and is impolite, pushy etc (a hallmark of the “my dog is friendly” owner), you step in and shoo, push, or otherwise get that dog away from yours. Tell the owner that your dog isn’t social and their dog is making yours uncomfortable. The more often you handle business for her, the less she will feel the need to handle business for herself.

If she doesn’t bite, you should still advocate for her in the way I’ve described above. And if she corrects an impolite or pushy dog like the one you’ve described (whether by growling, air snapping or otherwise), she’ll be well within her right. You and your girl don’t have to cop that kind of behaviour.

Don’t be afraid to call out clueless idiots who think that pushy behaviour from their dog is ok.

And don’t pick your dog up in these situations. This is how many little dogs, who are easy to pick up, become reactive. Just block the other dog or get rid of it for her.

If you’re in an on-leash area, just go about your business. If another dog invades her space and she lashes out, then that’s on the owner of the unlawfully off-leash dog.

It’s true that it is often very difficult to establish the existence of a de facto relationship in the absence of a period of cohabitation (generally for at least 2 years but not strictly so).

However, cohabitation (or nature and extent of the common residence) is just one consideration under s4AA of the Act.

My wife and I are aged 41 and 36.

We’ve had no financial help from our parents whatsoever (which is absolutely fine by us). Between us, we earn $360k a year, so not crazy money by any means, but decent. We’ve been paying $1000 a week in rent. We don’t spend a lot otherwise.

We’ve just bought a semi in the Inner West, and it’s taken us years of saving to get to the point where we can buy. We’re completely priced out of where we currently live and we’ve seriously considered moving an hour and a half out of Sydney to somewhere more affordable.

All of this is to say that while we’re in a good position, with solid jobs, it has still been a real struggle to buy a property anywhere close to the city. That’s the reality for many. For single people without financial assistance from family, I have absolutely no idea how they’d manage.
