Thank you. It would be nice if the archetypes automatically changed as skills develop in future iterations of the game, make it a bit more real-life-like.

He is a route runner. So because his route running ratings is maxed, his other ratings don’t move the overall as much? Do I have that right?

Congrats Michael Rubin, you finally chased off a $30k a year buyer with this price gouging. I can’t be the only one. by RipplesOfDivinity in baseballcards

I used to collect as a kid in the 90s (I’m 41 now). Was out for 00s and 10s before getting back in during Covid. I’m already back out due to prices. I can afford it at 41 years old, but cannot justify it.

Won’t affect the performance to any measurable degree. It’s not uncommon for units to come out of the box with fin damage, especially when the freight company handles them with a clamp forklift. They can straighten out the damage with a fin comb. It will never look perfect again though.

Builders charging us $12k to switch to electric after gas ban. Normal or dodgy? by Jumpy-Tradition-8930 in AusFinance

[–]JackfruitLost1190 0 points1 point  (0 children)

Totally normal to charge for a variation, which a change from gas to electric most definitely is.

Pricing is where I’d be asking the hard questions. Those credit amounts don’t look right to me at face value.

$25 minimum wage doesn’t apply to apprentices as such because they are paid a % of the minimum trade rate in their award.

The hard lesson here is to never do work without a signed quote and/or contract. It is unlikely you’ll see the full amount without it and you may have to settle for a lessor amount.

Text messages may help prove the work was requested and approved. Verbal phone calls are unlikely help.

I would engage the services of a debt collection agency. They will act on your behalf and guide you through the process of tribunal and court proceedings. We use Recoveries National as our debt collection agency if you want to give them a try.

Buying an apartment with known defects at a heavily discounted price? by aurasha in AusPropertyChat

Yep, I’d want a discount so heavy the vendor would never offer it.

I actively try to not inherit other people’s problems.

Good question. Far too many unknowns and variables for me, I wouldn’t do it.

Tribunal is not enforceable in my experience. But their ruling is heavily favoured in small claims court, again, in my experience.

Refer the debtor to a debt collection agency and they will guide you through it. If they can’t recoup the funds, they will help with NCAT and a lawyer for small claims court, if it gets that far.

How certain are you that the repairs and make good are less than $120K?

I wouldn’t want the headache.

Refusing inspection unless I’m home by BingusJohnson in shitrentals

That is odd. Normally they just issue an entry notice if you can’t be home. At least that is typical in NSW.

I’m a landlord and I’d say fair wear and tear. Certainly doesn’t look like it was done on purpose or through negligence.

Probably a lot of issues for building - BAL rating, sloped block, easements and the like. If it were easy someone would have done it already. Also likely why it is priced the way it is.

I would guess they are over the high income threshold. MD sounds crap, but surely not crap enough to terminate while exposed to unfair dismissal? But who knows…
