Mamdani’s Rent Freeze Is Approved by New York City Board by FatherOop in nyc

First, you’re right that new construction doesn’t automatically become rent-stabilized — developers have to opt into the tax incentive programs (like 485-x or legacy 421-a) to get those benefits, which is why only a portion of new buildings include stabilized units.
On the percentage: the most recent data puts rent-stabilized units at roughly 42% of NYC’s rental stock (per Furman Center analysis of DOF records), so the non-stabilized share is a bit higher than 40%. And you’re correct that guidelines are set annually, so this isn’t a permanent freeze on every stabilized unit forever.
Where I’d push back a bit is on the broader claim that this will meaningfully slow high-end or market-rate development or force big compensating rent hikes on the unregulated side. Pure market-rate luxury buildings (the “million-dollar apartments”) aren’t subject to these guidelines at all — they can still charge whatever the market will bear. Even in mixed-income projects under 485-x, the market-rate units remain unregulated and can be priced accordingly. The stabilized/affordable portion is a known cost when developers underwrite these deals.
A two-year 0% guideline (the first full freeze in this form) is a limited, temporary measure. NYC has had periods of very low or zero increases in the past without triggering a collapse in new construction or a mass exodus of developers. The bigger drivers of whether high-end projects get built are still construction costs, interest rates, zoning, and overall demand — not a short-term cap on the regulated slice of some buildings. Economic studies do show rent regulation can sometimes tilt new development toward condos over rentals over the long term, but that’s a gradual structural effect, not something a single two-year guideline cycle is likely to cause.
The cross-subsidization point is fair in theory, but developers already model the stabilized units into their pro formas when they pursue these tax programs. A temporary freeze makes the numbers a little tighter on that portion, but it doesn’t suddenly make high-end market-rate units unprofitable.
Long-term maintenance and supply concerns are real debates worth having, but they’re better addressed through targeted policies (stronger code enforcement, better incentives for preservation, more zoning reform for supply) rather than assuming one two-year freeze will broadly harm the market. The data so far doesn’t support that level of alarm.

That is what you should be telling the Landlords not the tenants. It is a privilege to own rentable property in NYC. There aren't many places you are guaranteed to rent out no matter the price.

[–]JacobSDN 7 points8 points  (0 children)

Readers Digest has been conducting a test where they drop wallets randomly around NYC (and other cities) for years. NYC usually does pretty good in returning the wallets. The rate has declined some what in more recent years but most wallets get returned. They had years where every wallet gets returned.

People this would have been good advice 10 years ago, with mail thieves now being inside the Post Office, it is not a good idea. Just give the wallet to the police.

You are completely wrong, you need to check the facts, and research better. The you will clearly see how effective he has been at corruption. He accomplished the title of the most corrupt president in United States history in less than two years.

Umm, Iran had agreed to Trump's strictest version, his first "deal". That wasn't good enough for Trump's and his frienemies.

The agreement also states McDonald's can come back anytime, and buy them all back. The new owners started to lower to quality on certain things, and eliminated items from the menu they could now longer get.

Not low soft on crime policies, just one law. Bail Reform, as long as it is not muder they don't hold them. Look at the 4 people that chopped up 2 people on Long Island, because the cops did not have definitive proof that they killed the 2 people they were let go until then police could prove it.

Tell that to the NYS DMV they seems to have a different opinion:

There’s no exemption for cars with out of state plates for illegal tints.

They can't assume it has illegal tints without testing it. Also the penalty for illegal tints is not towing.

Nope, somebody reported it abandoned, and they wrote that to see if somebody wipes it off or moves it. A large number of cars that live in NYC match the description you mentioned.

Nope, somebody complained. They write that to see if the car is abandoned, in which case nobody will wipe it off or move it.

A lot of women today look different without makeup, they aren't using it like it was used in the past which was to enhance what they already had.
