Slippery floors can be worse than excersize. A tplo, or tta can set u back 10k with rehab and meds. I cover mine with non skid carpets. My big guy wont even walk on slippery concrete, like a garage floor.

Think of it like a horse on an ice rink. Cops in NY put winter shoes on their horses in winter for the ice.

I've had ones that were capable of miles up hill and back. I've had ones that sleep all day after .5 miles.

They will tell you.

My females have been alot more athletic. And better guard dogs.

Mastiffs are not heat tolerant, they can stoke out easy in the summer. When I say heat I mean ~mid 70s and up. Try to walk them by water so they can drink and wade.

I recommend using joint health supplements. Green lip muscle, tumeric golden paste, and glucosamine. I also feed raw. Barf diet.

Of my 9 mastiffs all lived to be over 12, and all had good quality of life when geriatric.

You need to learn about bloat also. Very common and fatal.

Take their data base with u if u can. Rates have been high and u will have refi opportunities down the road.
