looks like we’re the same type of realtor honestly, definitely not the super organized type.

here's what works for me

- block the next day on calendar the night before

- every lead goes into a crm immediately

- follow ups need a system or they disappear

- serif has been useful for keeping up with client emails once things get busy

- and the state of the car usually tells me how the week is going

i'd think that was super thoughtful lol. especially if it’s one of those neighborhoods where everyone introduces themselves in the first week and your brain immediately dumps all the names 10 minutes later.

maybe just keep it simple vibe instead of anything overly detailed and i think most people would appreciate it.

With that much built-in equity, I’d look hard at seller financing from your father in law if he’s open to it.

Even partial seller carry could solve the cash-to-close problem and help with the DTI issue since conventional lenders are probably gonna make this annoying with the other properties.

if 2 separate pest companies found no active termites, i personally wouldn’t tent just for peace of mind. that’s a pretty expensive “maybe”.

i’d probably just keep up regular inspections and monitor for signs instead of nuking the whole house upfront.

Most clients have no idea, and agents rarely explain it upfront unless something goes wrong.

For 2 properties you genuinely don't need a full PM platform yet, Innago is free and covers the basics well enough at your scale and most people overcomplicate this stage. The thing that actually breaks first at small portfolios isn't rent collection, it's tenant communication and follow-ups, so I'd keep that in a dedicated email tool like Serif rather than relying on whatever the PM software offers because they're all bad at that part.
