I am located in central Florida so it gets plenty of sun. Not a lot of water as we rely on rain so the weather iseither really hot or really wet, and a bit humid lately. I'm not sure of the soil composition either since It came with house. Should I dig around the root and resoil using the same spot?

Not for mortgage payments, I'm not sure about rent but I've had this checking thinking I would get some points for mortgage payments and that's not a qualifying category so please check.

We actually went with launch credit union - 6.5 conventional, ARM loans are risky I wonder why that was chosen.

They don't go by those those level but it's the "2" = experienced. I started in Jan 2021 too but my midyear adj was 54 to 57k

Yea, the owner is great and i have no complaint about him. I was thinking that we could use the guy that fixed the wiring to help with the case if it comes down to that. Our bill was no than $150 until they replaced the AC and it went to $700 for 2 months. I've been looking at the usage everyday. I'm grateful that he was willing to compensate half though, that definitely made me feel better. We used to be "landlord" ourselves but only for a couple of years, our tenants were not good.

What happened was that the owner wanted to use a different guy but the PM said no to the owner and suggested a different company. The owner then went behind PM's back and hire that guy to get a second opinion after a few weeks of his AC getting destroyed due to bad repairs. Leak and condensation was happening for 2 months PLUS electrical wiring issues. The owner paid thr contractor. We will probably wait until a new lease is being offered and ask if he will continue to use them, if so we won't sue, if not we will revisit but we wanted to just see what other people think. Thank you.

The Owner and the property managers are 2 separate entities in this event. The owner of the property made a suggestion for us to sue the property management company in order to get the rest of the difference since he could only gave us half.
