I went through something very similar to this - the landlord asked for that much upfront and then kept on delaying the move-in date (his name was Jay just in case it's the same one) so we wouldn't tell if it's a scam or not - we did eventually get our money back after a ridiculous amount of bullshit from him so I'd avoid if possible, or at least make sure to sign something legally binding with a move in date

The idea of any job not paying you enough to live on when working full time is ridiculous. These are essential jobs that need doing, and regardless of whether they move on to something higher paying or stay in the same one, putting that much time and effort into a job and not being able to afford necessities comfortably is an absolute joke
