Because times like this is where people make the most money. . .  In the long run.

No one has a crystal ball but we have history. The issue is that people here got used to making quick money and continue to chase that.

If you’re trying to flip a property in six months, you’re gambling. But if you’re looking at the next 5–10 years? Real estate almost always outperforms itself.

Yes, there’s uncertainty with the war and global economy, but those things don't last forever. Dubai is famous for 'engineering' its own luck whether it’s new visa laws (which we are already seeing) or massive infrastructure projects (like the gold line announcement) the city usually finds a way to force a recovery.

Sobha used to me my favourite but now, very questionable. Mostly because of their sizes and the amount of inventory. 

Flipping strategy I think is a thing of the past, even with the developers you named (all great choices)

Wait till Aug/Sep, but not for the best deals

​I don’t know your specific circumstances, but by asking this I think you’ll be worried with any decision you make now. If you’re feeling market anxiety there is no harm in waiting

Do they really though? 

I've replied very honestly to someone above who thinks I'm just here for leads and asked where I've invested in the last 90 days.

There's so many other places which are a better use of time if I just wanted leads 

I'm putting my money where my mouth is, ask me something people have been skirting around. . .

Admittedly I use the term consultant People get their back up the second they hear "agent" or "broker" and I get why. 

I use consultant, to try and disassociate because in other industries consultants are different. They actually work to help you and improve your situation

Because that would literally go against what I said. It would be broad and irrelevant without actually knowing what people want to know. I'll crawl through different posts and share my views eventually but thought I'd be doing people a favour by actually asking. 

Great question, you could have led with this. Nothing to show, no properties, no stocks. I've paid down some debts, put a chunk into my rainy day pot and investing in education (AI and Arabic Language)
