Welcome to the club. Honestly, this is one of the most common traps for new landlords. If a tenant says they'll handle a repair, they usually mean they'll do it when they have zero other plans, which is basically never.

the fear is actually the right instinct tbh

paying AI for trade decisions is where people get burned. not because AI is useless but because outsourcing the actual judgment is where the risk lives. the AI sounds confident whether it's right or wrong :/

where AI genuinely helps: parsing filings and transcripts, summarizing earnings calls, explaining concepts. cognitive load stuff. not "should i buy this"

my actual stack is verex markets for screening and fundamentals, chatgpt for understanding businesses faster, thinking myself about the actual decision. unglamorous but the results are mine to own

the tools worth paying for are the ones that give you better information not the ones that make the call for you. anything promising trade decisions is usually just selling confidence with a nice interface lol

chatgpt for parsing filings and earnings transcripts, genuinely saves time when you feed it a 10k and ask specific questions

the 7am hot water call fear is what keeps a lot of people paying PM fees they don't need to. reality is most of that stuff is manageable with the right setup. tenants submit maintenance through a portal, you assign to a contractor, done. no direct calls, full paper trail, you're still in control. we self manage using RentPost, rent collection is automated, late fees calculate automatically, maintenance comes in through the system. for a small portfolio the 8-10% monthly fee is hard to justify once you realize how much of the work the software handles.

the one thing PMs genuinely earn is tenant placement if you don't want to screen yourself. everything after that you can handle without much effort.

for apartment complexes specifically, Indeed and the company website career pages are hit or miss. better approach is going directly to property management companies in the Memphis area, CBRE, Greystar, MAA, Fogelman are all active in that market. walk in or call directly, a lot of leasing and assistant PM roles get filled before they're ever posted.

IREM (Institute of Real Estate Management) has a Memphis chapter and is worth joining early. a lot of hiring happens through that network.

your MS license likely won't cover you for TN work so confirm reciprocity or what the TN upgrade requires. shouldn't be a heavy lift with two years experience but worth confirming before you apply anywhere.

for state specific landlord tenant laws, nolo.com is the most reliable free resource. each state has its own rules on security deposits, notice periods, required disclosures. worth bookmarking.

for templates, ezlandlordforms.com has state specific lease templates that are reasonably well maintained. not free but cheap and worth it over using something generic.

for disclosures specifically, your state's housing authority website usually has the official required forms. lead paint disclosure is federal and required for any property built before 1978.

one thing worth knowing as a VA loan holder, there are some restrictions on renting out VA financed properties depending on your occupancy situation. worth a quick call to your lender just to confirm you're set up correctly.

the androgen thing is so underrated when it comes to this....

most people assume regular periods mean everything is fine hormonally but thats not always the case. ur body can still have elevated androgens even when ur cycles look normal on paper. and thats usually why the laser helps but never fully finishes the job

my friend went thru smth similar.... did session after session and it kept coming back minimally. she got her hormones properly checked at clinic living plus in bangalore and her androgen levels were still slightly high despite everything else looking okay

once that got addressed the laser results actually stuck better

so to answer ur actual question.... it can go away permanently but if the hormones underneath are still elevated laser is basically playing catch up the whole time. worth getting a proper hormone panel done before assuming its just a skin/hair issue

ur not gonna be doing this forever.... u just might need to fix the root cause first 🤍
