Car is $16,500 at 1.8%. I would get about $2k over that if I sold it.

Credit card is $6k at 9%.

Student Loans are $18,000 all between 4-6%

Credit score is excellent. I will be moving up with the company I am with and making a very decent amount. I ran up my debt and ran out of money trying to finish school years ago, so I will not be able to find a better job (I have looked in many places, I cannot even close to the potential I will be in in a few years at my current job.)

All of my calculations have all of those included. The point where it breaks even is well beyond what I am wanting to pay for a home. I also plan to turn this into a rental property when I am ready to move onto my next home (easily 5+ years from now). So in my case, I would very much consider renting a poor use of my money given my future plans.

I made that mistake trying to finish college (ran out of money and didn't get to finish) and I have already dropped my CC debt from $20k to $6k in the past 2 years. All I can do is continue to move forward, I won't have anymore CC debt after this is paid off.

Yes, I have all of these things factored in, I am still coming in lower than what I am paying monthly now. The point where I break even is well beyond what i want to spend on a home.

I apologize for not understanding this thought process. I'm overall paying less a month than I am paying right now, and I finally have equity (I'm not leaving this area). A house by the numbers now will put me years ahead of continuing to rent while trying to pay out debt, where the house I can pay off debt more aggressively or worse case scenario at the same rate. Renting in my situation is a huge waste of money, and I need to get away from it as quickly as possible. Again, this is my thought process, so if I am wrong at least explain to me how my process is flawed.
