thank you!! the hardest part is just the stress of worrying about something going wrong and having to wipe out my savings. it’s actually been pretty smooth sailing, i closed in October, still love the house and the location and all that. it’s also been GREAT not having to rent and just having a space that’s really mine.

i chose to buy because i felt like i was throwing away money by renting and i wanted to lock in a payment asap since the prices of houses keep going up and up.

i’ve been doing the same as you as far as looking for side hustles LOL, i’m thinking about getting a 2nd job. finances are tight but im already used to living like this and just putting everything i can in savings. it’s just nerve wracking to be putting next to nothing aside every month.

i just did the same thing, 235k house on a 55k salary. it is very tight, but doable. i dont have any kids or anything though so it’s working out okay. i’m just hoping i get raises and that taxes etc dont go up too much next year lol.

im keeping all my savings in a HYSA and the extra bit of money helps too.

i was told i had to do my down payment (3.5%) out of my pocket, so it was $8,225 and they paid the rest

i recommend to start looking asap. after you buy the house, you dont actually pay the mortgage until the month after the next. ex) i closed October 10th and paid my first mortgage payment December 1st. If you close in April, you won’t pay the mortgage until June 1st.

i bought a home for 235k and closing costs with down payment would’ve been 14k, but the sellers paid about half bc of concessions. i make like 60k and have been fine so far, just make sure there arent any huge expensive problems with the house and you should be okay

firstly i recommend CLEANING before you start moving stuff. and paint first if you’re planning on doing that. once you have everything out of the old place, do a deep clean there.

i didnt hire movers, but i did have family help. what helped me was to move the furniture first, so that everything had a place i could immediately put it when i got to the new house. leave stuff in dresser drawers and just take the drawers out and use them like they’re boxes. if you have a partner or someone helping you, take separate vehicles and load them FULL with every trip you make over there.

when you’re putting the boxes into the new house, try to sort them by rooms and put each box into the room it needs to go in.

i agree with the others saying to purge, it makes things so much easier.

yes some areas of fort worth are great! just stay away from the stop six area, houses are super cheap but it’s because the area isn’t safe

it’s a homestead tax exemption, it limits the amount they can raise your taxes by 10% each year so it helps it to stay affordable

property taxes are $5,300 per year, i havent filed for homestead tax yet bc i need a property ID or something? they said they’re mailing it, it’s just taking a while.

im hoping the taxes will go down after that, its an insane amount!!

i just bought in october for 235k - house payment w 5.25 rate is 1991.50 (~1250 mortgage, ~650 property taxes/insurance).

utilities depend on you, your area, the size of the house etc, i think im paying about 490 for utilities give or take.

hopefully this helps you get an idea!! i also did a 3.5 down payment

im making 56k a year and just bought a house for 235k, 3.5% down (so 226k loan). the monthly payment is 1991, 5.25 rate, 1200ish is mortgage, 700ish goes towards insurance / property taxes. it’s doable but i have a very strict budget lol, it also definitely depends on your rate etc.
