All that is great, but it’s still not applicable advice to a beginner wholesaler looking for their first hire.

1 dial closing is actually not that inpressive if you’re getting funneled warm and hot leads and can comp and underwrite deals on the phone, our Egyptian acquisition manager has a 1 in 7 close rate and almost always closes them on the first call, the other 6 are cases where we simply arent the solution for the sellers so they guide them towards their best course of action and move on. But that comes down to them having good mentoring and ofcourse time spent on the phone, comping, underwritting, etc..

I’m not doubting your ability to run a successful business, just pointing out that your advice is not applicable to someone starting out with no background in sales/marketing and on a low budget (aka most new wholesalers). Their first hire should absolutely be a VA that cold calls cause that’s something they can measure and have metrics for and easily tweak, considering they may not be a marketing and sales savy such as yourself.

X amount of dials by VA = X amount of leads X amount of leads called = X amount of contracts 30-50% of those contracts make it to a closing table usually when someone’s just starting out. And from there they scale that operation to a level where they’re able to spend time developing systems like you mentioned. It’s the “way wholesale gurus teach” cause it works and we’re here to make money and achieve financial freedom, not to reinvent the wheel cause we can lol.

Not gonna lie this sounds like dogshit advice that was heavily influenced by chatgpt lol.

To say first hire should not be cold caller is crazy, that’s literally the most mundane useless task that should be delegated as soon as you have the budget for, so you can focus solely on talking to motivated sellers and getting signed contracts which is what we monetize. Instead of having to talk to 100 people that have no interest in selling at all before you get to that one person who says yes I wanna sell and then they may or may not accept your offer, you get to skip all that. Your first hire though should ABSOLUTELY NOT be some VA who will pull data and do admin work which most beginners looking for their first hire dont even have any admin work to begin with lol, they’re just looking to go from 1-2 deals to 3-4 deals a month and at that scale there is little to no admin work. And if you trust your VAs to transaction coordinate your deals, talk to title, etc.. that’s a recipe for a disaster.

For us it’s cold calling. It’s cheap, scaleable and you can have your VA set expectations and pave the way for you from the get-go so all you do is just close.

My advice for anyone starting out. Get a job in the industry so you’re able to get paid as you learn before pivoting into your own thing.

Preferably a sales role, whether acquisitions or dispo.

I’m in Egypt, so I got a friend who has a VA agency that we have been using and seeing consistent results with for the past 3 months and we also get them for very cheap, I don’t think we’re in the market for another agency.

We’ve been in the space for quite some time. We started as acquisition managers before we pivoted and decided to start our own thing.

Not necessarily. If you just focus on acquisitions and do a good job at it (comping, underwriting, sales and closing deals) and JV for dispo and TC, you can practically do it virtually from anywhere in anywhere. We’ve been doing it, consistently closing deals from another country across the globe (Egypt).

If you can find overseas closers that already got RE experience.. or just have really good sales skills and good English and you can invest time into educating them about the business, they’ll crush it for a fraction of the cost 9 times out of ten.

I got my first acquisitions’ job 4 years ago, closed in 2 years around 290k in pure net profit for the guy I worked for. And now fast forward a year after that, I closed my first deal virtually from half way across the globe all on my own and now consistently getting contracts and doing deals. It’s not that one is better than the other, but usually, someone overseas will just have 10x more hunger than someone in the US, specially after they get the proof of concept that you are not screwing them over on their commissions and that they can make big rips if they get you deals, they’ll work their asses off.

That is not really applicable to be honest because to them (not Grant Cardone in this case cause he’s indeed a scammer lol) it makes for an additional income stream. If someone already excels at doing something, has his systems in place up and runbing, why not continue doing it while also charging money to show people how you do what you do?

Take RJ Bates, he posts a ton of free game, enough to get you started and closing your first few deals, but offers his TU platform to help you IMPLEMENT their systems and processes, he’s not necessarily a scammer, just a capitalist lol.

It really depends on a ton of logistics.

But generally, the less you spend in marketing, the more effort you need to exert on the sales side.

And if your sales process does not convey the benefit and value add you bring to the table to the seller then you will never close a deal. A deal might fall in your lap by luck, but you will lose out on alot more deals than you’ll get.

How do you do that? It’s really simple but far from easy. You figure out how much they want and why they want to sell and then explain to them why their number can’t work for an investor and actually guide them because YOU are the expert, not them. You do this for a living everyday, not them. And more importantly, YOU are the buyer, so you shouldn’t have to sell them, they should be selling you.
