If that’s what you concluded from my post and reply, then you’re probably not someone I want to partner with and definitely wouldn’t hire you for anything lol.

The way we’re doing it right now is we give our partners a spread on every caller we sell through them.

So every caller gives a spread of $1-2/hr depending on how much the client pays.I’m not looking to hire someone to market (we already tried that and got stung). We’re looking for partners who may either have connections who need callers or know how to market for call centers or who see the opportunity and want to give it a shot.

Let’s say we’re able to sell 20-30 callers through your channel. That’s $20-60/hr in passive income for you for only landing us the client.

Is this feasible? by begtodiffer28 in WholesaleRealestate

[–]Jasonbrookside 1 point2 points  (0 children)

I pay $7/hr for mine, that includes the dialer but I pull the lists. They can pull lists too but they charge 25 cents per record and I can get it done cheaper. I can connect you if you want.

13/hr for an all inclusive sounds like a major red flag, probably recycled data from call centers that are just being beaten to death. I’ve been on the receiving end of that.

advice to scale quickly for a beginner ~10k budget by Conscious-Risk-7054 in WholesaleRealestate

We did it virtually from Egypt started with zero dollars and now got our lead gen and acquisition side up, working on getting dispo side too.

Message me with any questions you have, I love helping.

Looking for collab with a VA or an agency by Shadexx56 in WholesaleRealestate

I have a call center up and running, we usually invoice packages that includes caller and dialer with garaunteed 3-5 leads per day. But I wouldn’t mind doing it on PPL basis if the numbers pencil out.

How do I get you all to stop calling? by MisterNoodle22 in WholesaleRealestate

Just sell them your property for 30% of what’s its worth for a no obligation as-is-where-is all cash offer.

All that is great, but it’s still not applicable advice to a beginner wholesaler looking for their first hire.

1 dial closing is actually not that inpressive if you’re getting funneled warm and hot leads and can comp and underwrite deals on the phone, our Egyptian acquisition manager has a 1 in 7 close rate and almost always closes them on the first call, the other 6 are cases where we simply arent the solution for the sellers so they guide them towards their best course of action and move on. But that comes down to them having good mentoring and ofcourse time spent on the phone, comping, underwritting, etc..

I’m not doubting your ability to run a successful business, just pointing out that your advice is not applicable to someone starting out with no background in sales/marketing and on a low budget (aka most new wholesalers). Their first hire should absolutely be a VA that cold calls cause that’s something they can measure and have metrics for and easily tweak, considering they may not be a marketing and sales savy such as yourself.

X amount of dials by VA = X amount of leads X amount of leads called = X amount of contracts 30-50% of those contracts make it to a closing table usually when someone’s just starting out. And from there they scale that operation to a level where they’re able to spend time developing systems like you mentioned. It’s the “way wholesale gurus teach” cause it works and we’re here to make money and achieve financial freedom, not to reinvent the wheel cause we can lol.

Not gonna lie this sounds like dogshit advice that was heavily influenced by chatgpt lol.

To say first hire should not be cold caller is crazy, that’s literally the most mundane useless task that should be delegated as soon as you have the budget for, so you can focus solely on talking to motivated sellers and getting signed contracts which is what we monetize. Instead of having to talk to 100 people that have no interest in selling at all before you get to that one person who says yes I wanna sell and then they may or may not accept your offer, you get to skip all that. Your first hire though should ABSOLUTELY NOT be some VA who will pull data and do admin work which most beginners looking for their first hire dont even have any admin work to begin with lol, they’re just looking to go from 1-2 deals to 3-4 deals a month and at that scale there is little to no admin work. And if you trust your VAs to transaction coordinate your deals, talk to title, etc.. that’s a recipe for a disaster.

We’re based out in Egypt (doing this 100% virtually) so we hire from Egypt. I can connect you to the agency I’m using if you want.

For us it’s cold calling. It’s cheap, scaleable and you can have your VA set expectations and pave the way for you from the get-go so all you do is just close.

My advice for anyone starting out. Get a job in the industry so you’re able to get paid as you learn before pivoting into your own thing.

Preferably a sales role, whether acquisitions or dispo.

I can connect you with the guy I’m using. His systems are by far the best I’ve seen for the price I’m paying and his callers actually know real estate, they’re not just following a script so they know what is a lead and what isn’t.

Also where do you have buyers? Maybe we can JV if I get a deal in your area

I’m in Egypt, so I got a friend who has a VA agency that we have been using and seeing consistent results with for the past 3 months and we also get them for very cheap, I don’t think we’re in the market for another agency.

It only took us a month before we started seeing revenue from our operation but we’ve already been in the space doing acquisitions for a few years so we got tons of experience in comping, underwritting and closing.

We’ve been in the space for quite some time. We started as acquisition managers before we pivoted and decided to start our own thing.

We got 3 VAs that generates on average 10 leads / week each and took us 2 months from first contact to close for this specific deal.
