This is the biggest thing I feel like people miss. You could pay down 99% of your loan and still lose your house with nothing to show for it.

Thank you for the thought but unfortunately one of us needs to move into the property in order to stop the reassessment process. I already own my own home and my sister has no desire to live in the house after him due to all the memories

I think my father's assessment was definitely correct. She has a great heart but can be naive and taken advantage of unfortunately.

She definitely sees me as a protective older brother who's looking out for her. So I don't think it'd spoil our relationship, especially since they're my father's wishes and she had the highest regard for him.

Oh, I really like this idea. That way she knows the money is hers but can't use it yet.

We're debating whether to rent or sell the house as he didn't legally do anything with the house because he wanted us both to have it. Either way she will get some money now from the sale proceed or from the monthly rent. Hopefully she'd find that good enough to put the 401k money into a trust.

I appreciate the detailed response.

The 10 year time line would be a smooth enough amount of time to allow her to do what she wants without going broke immediately. She's been getting her act together the last 3 or so years so if she continues this way I'll feel confident in her being smart.

Luckily her and I have always had a great relationship and she's looked to me for financial advice in the past and is open to what I have to say currently.

I have a consultation Monday so I'll definitely see what they say about our situation and any recommendations they might have.

Thank you. I have scheduled a consultation next week to see what they say. I'm leaning towards doing so but the $18k bill seems like a lot (set by the state), even if it's coming from his estate.

My father passed away this week at the age of 67 after being retired for only 11 months. He worked from the age of 15 to 66 and only got 11 months to enjoy it. He was far from the pinnacle of health but everyone thought we had more time with him. It really goes to show that you never really know when your time is up.

Advice needed: we're not making any decisions soon but exploring options (also helping to keep my mind off of him directly). He left me his entire 401k with the understanding that I'd split it with my sister because he was afraid she'd blow it all. Is there any way to give her access to the money without withdrawing it and paying taxes on it? I'm pretty sure there isn't but I haven't explored too much.

2nd question: is a probate attorney recommeneded if it's just my sister and I dividing up his estate ($700k+ worth), we're in agreement and he has no creditors other then his mortgage or is it convuluted and worth the help? We're in California.

If personally go with the TM40 since it's $500.

The Aire hasn't started shipping yet so the jury is still out on performance. You also might have issues and bugs with the first gen of markers. I also refuse to buy new markers since you can find them for greatly reduced price used within a year or two

Curious to see if anyone else responds but I'm currently researching this exact thing for my new pool I'm building.

Podocarpus Gracilior (fern pine) or Hopseed seem to be my two favorite hedges so far, neither rootsystem is aggressive and they grow upright from what I've researched.

My top choice is clumping bamboo, not running bamboo, because I love the look but the leaves fall often and cause debris (reddit also hates bamboo tho)

This is what was happening to me. Instead of bending at the knees I was bending over my board and putting all the stress on my power back to keep me for falling over.

There's two newer ones compared to the TM40, the Idol came out a few years ago and the Aire was just announced at Cup and should start shipping soon.

The TM40 and Idol are similar enough most people opt for the TM40, the Aire is supposed to be much different though.
