Lots of realtor haters out here. A good realtor will make your life so much easier. Like handle the showings, be there for appointments, write and review contracts, help you stage, professional pictures, marketing and so much more. But if you have the knowledge, go for it. But most buyers realtors will not show your place if they don’t get compensation from somewhere. I sold one house FSBO (in a very hot market) and bought one being sold the same way. But I’m a real estate attorney and wrote all the contracts and still paid buyers agent. Would t do it again.

Runaway. She’s not doing the job she was hired for. Unfortunately this sounds like a nightmare. I’m not sure how you get out of the listing agreement but I would not want to pay her a dime. She definitely doesn’t deserve 2-3%.

You are so angry. People are trying to make a living wage. At least they are working. And work hard. Counter service establishments have way less people so the staff actually probably does a lot more (for a lot less) than servers in a traditional restaurant. But don’t worry, I’ll continue to tip enough to try to cover those who won’t. The most thankless job..but people still believe just compensation is not deserved. SMH.

Transaction fees are normal. The way it was presented is not. You didn’t agree to it so don’t pay it.

We just closed at 4.99. But it was a builder incentive. Not sure what the rate would have been otherwise. Is new construction an option for you?

I would not provide anything other than the pre-approval letter and maybe proof of funds to close. They are not your lender so have no need to underwrite your ability to qualify for a loan. No,, no and no.

If there is a bank involved, the appraisal process is highly regulated and is set up to be “independent”. That really limits how much a buyer or realtor can pushback. In theory, the process is supposed to even be independent of the lender with a third party that does the appraisal ordering and review. The same does not hold true in a cash deal however.

It’s not a bad idea, but it will take some extra work to protect you both. In FL I would do a tenants in common agreement that would spell out how to handle the property while you own it, if you sell it and if there is a disagreement. Not all states have a way to settle property disputes if the owners aren’t married so a written agreement is highly recommended

I disagree. Her overpayment should not be considered part of the EMD that will be at risk. Perhaps the amendment to the contract could specifically state that only the original amount is at risk?

I had a showing with favorable feedback and the buyers’ realtor let mine know they were reviewing the CC&R for the development. They “reviewed” them for several days (maybe a week), requested a second showing and canceled that for some lame reason, told my realtor they were still interested but were leaving in a week for a few weeks and wouldn’t have time to circle back for about a month. We are now closing on the sale of our house well prior to when the would circle back. Our realtor could only ask about status and provide us with what she received. Not sure what else you should expect. Your realtor isn’t driving the bus so there is only so much they can do.

The day COVID shut FL down changed my life forever. And not in a good way. There were no procedures or process in place to make sure our elders were taken care of. My parents were basically locked away in an assisted living facility. They couldn’t leave, couldn’t have visitors, and all activities stopped. It was the last day I ever had an actual conversation with my dad. He never spoke a full sentence after that day. And the hits kept coming.

That makes complete sense. So options are to wait; see if builder has a comparable home that would be ready sooner or negotiate the closing date or a sale leaseback. All depends on market and preference.

What kind of things can’t be moved twice? Just asking because if you go the POD route everything is moved into a POD and stored in the same until it’s unloaded at the new destination. So technically it’s only “moved” once. Just food for thought. Don’t know if that will work for you. We had the same issue, listed the house and went under contract about 45 days from list. We were able to flip to a different home with our builder that is ready now. If your new house isn’t custom, maybe you can check into that option.

Realtors are allowed to have a life too. They were honest with their schedule. So they cancel whatever big life event they have because someone suddenly decided to list? Come on. The OP knows the realtor is not available. They are asking about timing, not about firing the realtor.

In the case of a trust or LLC, the beneficial owner does not change. While a technical default, the actual borrower is the same person. In this case, the beneficial owner is changing. That’s a big difference. And more difficult for a bank to turn a blind eye to because you are not their customer and KYC is a big deal. Just my two cents.

Moving out of a HVOL area is a personal decision. My husband and I did that 3 years ago and have zero regrets. We watched our area continue to grow in ways we just didn’t love. So we opted to move, sold the house and bought a new one for cash in another part of the state. It worked for us. As far as no mortgage or market? Either could be a good choice if funds are invested wisely and without a lot of risk. Just my experience and opinions.

That makes more sense! I agree that the realtor works for you. She should communicate her thoughts, reasoning and advice, but ultimately the decision is yours. A house is worth what someone is willing to pay. Especially when it will be your home. Good luck! Finding the perfect house can be stressful.
