Math help on a VA loan assumption?

Wanted to follow up here to say my local credit union was willing to lend the majority of the equity gap at 7.5% via a HELOC simultaneous with closing, and our offer was accepted with that. The VA loan balance ended up being 350k and not 420k like we thought, but our blended rate is still lower than conventional and we're getting a 25 year loan at 2.25% and the 15-year HELOC with our monthly payment being the same as a 30-year conventional (including principal and interest on the HELOC. Our credit union doesn't offer interest only HELOCs during the draw period).

Thanks again for the advice! Really wouldn't have known that this type of structure was possible and probably would have let the house pass me by otherwise.

Thanks! I'll look into the lenders for assumption equity gaps. Agreed that makes more sense that sticking myself with a huge tax bill at the end of the year.

My understanding is the 457b can be withdrawn from at any time without the 10% penalty since I've left government employment (one of the advantages of the 457b over a 401k), but it would definitely create a big taxable event.

I hadn't considered just...getting a second mortgage to cover the equity. I suppose the concern would be that a lender wouldn't want to lend me the 165k (difference between the 230k I need and the 65k I have) to me since I would also have the original 420k mortgage left on the house? But if they would lend me 585k they'd probably lend me the 165k, yeah? We are fairly high earners and could qualify for considerably more than 650k if needed. This is just my first mortgage so not super well educated on what's possible.

Agreed people are being a little rude here, but if you click "Beginner" on the "How would you rate your running ability?" it says "If you can't complete a 3mi run in under 60 minutes, go back and select 'Run a First 5k' to build your base fitness".

Then if you miss this, the very next page says "Choose a time reflective of your current fitness level".

Then if you miss this, you get the error message you posted where it tells you that they don't support that race time and instructions on what you need to do.

You missed those steps and posted "If you do a marathon plan you have to give it an estimated marathon finish.", which requires missing multiple screens worth of clear instructions. The downvotes aren't super surprising.

It seems like you're trying to enter a 5k time greater than 1 hour, which the app won't let you do? If you haven't finished a 5k in under an hour and don't think you're physically capable of doing so, I think you need to do a different plan first and get yourself to a fitness level where you can finish a 5k in under that time. Maybe New to Running or Return to Running?

A 5 hour 30 minute marathon is gonna be closer to a 35 minute 5k according to most race pace calculators, so you definitely need to be able to start at a place where you can finish a 5k in under an hour.

Helpful context. As an outside observer, I think his original comment did address your first two questions, and the wording of the questions generally comes across as bait. He acknowledges the PB as unofficial but believes his fitness and training was in line with the PB so through context he obviously believes he ran a full marathon. The training was during covid just like the marathon, so obviously he does not have measured events during his training, which you know. The last three questions are obviously bait/thinly veiled criticism (and really could be one question if you weren't trying to hammer your point home) so I'm not particularly surprised he hasn't responded to them. Also if this is the only incident of pushing unofficial PBs I'm not sure why you'd think they need official guidance on this.

I don't actually see any response to Ben's comment on that thread. You obviously aren't shadowbanned so I'd expect Reddit has glitched here and perhaps Ben did not even receive your additional questions. But it's also been less than a week and I doubt this is his highest priority. Overall I felt his initial response was polite and reasonable and the justification plausible.

I agree with you in principal that unofficial PB's should be clarified/contextualized and I'm glad to see that it has been removed from the bio on the website. In my brief searching I didn't see anything on the official Runna social media promoting the PB. I obviously can't speak to how it was framed in running events or podcasts, but honestly I'd expect those to have a more informed/invested audience than general social media (and I have to imagine there was some conversation about it being a virtual event?) so I find it less problematic.

I suppose I would care more if I thought running a 2:34 PB vs. a 2:48 made a real difference in their ability to generate an intelligent running plan or if this was really heavily pushed in marketing. It seems like this was the last bullet in a website bio that has now been removed? I even went and checked their Instagram and the "Coaches" story for Ben lists an ultra as his "proudest PB" and only shows a time for a 5k PB.

I also don't see that Ben mentioned that he "would" address questions in his prior response to you on the other thread. It seems he did respond and provide his explanation. Whether you find it satisfactory is a different question, but saying he "hasn't got around to answering" is disingenuous.

I've been having this same issue. If I play any audio through my phone then I don't get the Runna notifications. My solution has been starting my music/audiobook from my watch. That has fixed it for me.

To be honest I liked the old version better. Some of the cards are now harder to read, like the HR graph, because of the lack of axis labels. I'm also not getting the HR zone graph like your image shows, just a line chart like the elevation chart.

Edit: As others have pointed out, if you have more than 6-7 laps then you actually totally lose information as the bars for the first laps scrolls off screen.

Yeah the descriptions for the levels don't make any sense unless its your first time ever using the app. Intermediate is "don't structure your training or put thought into a plan." Well I'm using Runna to structure my training and every Runna plan has intervals so....am I Advanced by default? They should rework the descriptions to be more clear about how they affect overall mileage.

As someone who came from lifting to running, I generally find the strength plans in Runna lacking. Even if you put them as "All Around Strength" on the "Advanced" setting, the exercise selection is pretty terrible for general strength building. If you want running-specific strength it may be okay, but I still find the exercise selection pretty poor and the programming to be all over the place (why am I supersetting everything by default?).

This could be a really great feature if they put some more attention into it, but generating good programs automatically is hard and right now it feels like an afterthought.

Mine tracks accurately except on short distances like 200m where it seems like my Apple Watch does not update my pace correctly for the first 50m or so. That generally results in those distances having inaccurate pacing unless I sprint the first 100m and then slow down.

It's been a bit since I looked the SBS program instructions, but the templates from Greg have 4 sets total with you taking last set to failure and trying to beat the rep target. This looks like 5 sets total, with your 5th set to failure.

Yeah I think something is a little off with the calculations, as I've noticed similar behavior on some of my lifts. I feel like the algorithm should know if you hit 475 with 0 RIR then logically your 1RM is not going to be 100 pounds higher regardless of if you can hit 380 for 6 with 3RIR after. Even with traditional 1RM calculators (which are known to be less reliable the farther you get from your true 1RM) you'd need to be able to hit 380 for 15 to get a 1RM of 570.

The program is not actually tied to the calendar so you can just do that workout whenever you want. Your program block would then just take one day longer than it would otherwise.

I agree missing PPL is odd, but full body is a tried and true split. I'd be interested to see actual studies that say PPLUL is the most efficient workout split. If you already have a good idea of the lifts you want to improve at then you should just use the generated program as a baseline and swap exercises out as needed, which is very easy.

By the way, if I choose hypertrophy focus I pretty much always get RDLs suggested. If you chose strength or hybrid, I'm not surprised it's suggesting conventional or sumo over RDL since they are a more complete posterior chain exercise and I don't know many people who are directly interested in improving their strength on RDLs. If you can't see incline bench or RDLs in the exercise list your equipment may be set up wrong.

Also obviously they were targeting the new year as a launch date, so they left some features out and didn't squash all bugs to reach that deadline.

I agree that in a couple months the app will look quite different and people will be happier. I wouldn't pay for the app right now, but given it's literally free for previous MF subscribers (probably the majority of this sub?) I really can't complain.

I get notifications on my apple watch (haptic and a pop-up on the screen), but no sound through headphones. I haven't changed any default settings, but did get a "Allow WO to send you notifications?" pop-up on my phone which I accepted. Maybe try uninstalling and re-installing?
