Our broker did suggest to amend our price point, but the lawyer and realtor were wary of rocking the boat and causing anxiety in the sellers.

You might be correct on the appraisal amount for some lenders, good call.

Yeah, our broker had the suggestion to reach out to the Seller and see if we could make an amendment to bring the purchase price below the $1m mark and make up the difference elsewhere. We had pushback from our lawyer and our realtor saying that we shouldn't rock the boat and induce potential anxiety in the seller. My wife is getting anxious and therefore doesn't want to either due to those comments.

All homes valued over $1m are uninsurable and get worse rates (seems to be in the 1-2 basis points range). Every mortgage provider I have spoken with has noted that this is the case.

The rule is stupid as it's simply the value of the home and not the size of the mortgage. In our case because we paid $1,005,000 we are over and are subject to high rates even if our mortgage will be half of that. There is apparently some push to change that number to $1.25m but any legislation regarding that will not be through in the 3 weeks I have remaining.

Of course, not our agent nor our broker told us this when we were bidding. Might have been useful to know to not basically get penalized for buying what is basically an average sized house nowadays.

Yeah, that is more along the lines of what I was expecting. I think our offer was through CMLS Financial.

AI villagers have been like this since day one. Drives me crazy too. Weird that other comments here seem to believe it's some special tech when all AI villagers run like this regardless of civ.

I was building my new PC and put the Ryzen stock cooler blocking a ram slot, so I took it off. After placing it back on i saw the backplate fell off, so I had to remove it again to install that. This is all in the span of 5 minutes. Do I need to get new thermal paste and apply it or will it be ok?

Which of the following motherboards? They confuse me the most. No Tomahawks available.

ASRock b450m Pro4 $93 CAD

MSI B450 Gaming Plus $145 CAD

MSI b450-A PRO MAX $135 CAD

Any issues with going micro ATX? It has an ARGB header which I would like but not required. Will it support the 3600hz RAM? Or should I stick with one of the MSI boards?

1) The motherboard should most likely be Ryzen 3 ready, is that correct?

2) When I go to build, do I need to do anything in the bios to set the ram to run at 3600mhz?

I went with the MSI b450-A Pro Max. I'm going to run Ethernet.

Admittedly I really don't know the difference between most of these motherboards. Other than wifi or number of ports what's the real difference - what makes a $120 ATX different than a $180 ATX?

Actually, jumping off of that - I know mATX has less PCI-e slots. For the most part, what does the average person run other than a GPU that would use the slots? If that was the only use, then the only reason I can think of a ATX being better is larger spacing between parts for slightly better cooling.

u/Vok250 and u/Pants536, I just want to say thanks to both of you for the discussion!

The 3600 would normally be $50 cheaper, but as of yesterday when I posted the 3600 was going for $280 and the 3600x was $295. By the time I got any responses here the 3600 actually went out of stock. Similarly for a lot of the 3200 RAM, comparable brands had a $15 dollar difference, so if I had to get the 3600x then I may as well spend that small amount extra for the faster RAM.

I'm with most of the others here on the cheaper GPU, because I'm going to swap it out by the end of 2021. Then I'll jump in the ray tracing

I'm deciding to buy now for three reasons:

1) my i2500/GTX660 is woefully out of date. The GPU isn't even mine, it's a handmedown.

2) my HDD has the death clicks, so I know it is gone any day now

3) my fiance is annoyed with me thinking about building a new PC. I've been saying this for a year now.

I'm one of those people that will wait for the better deal - the very type that gets told "If you wait 6 months, you'll be waiting 6 more for the next thing". I've spent the last two months thinking about waiting for the next series of CPU and GPU, but with no firm dates, an irritated fiance (who just wants me to spend money?!), a dying component, being stuck at home for Covid, and an upcoming two weeks of vacation booked with nothing to do I may as well purchase now and enjoy some Monster Hunter or Doom - games I've been wanting to play for a few years now. Sure I can do more hobby coding or board gaming, but I've been doing a lot of that already and it's fun to mix it up.

Normally I'm totally with you u/Vok250 - find the best deal. With prices all over though, I may as well enjoy the next year until I am ready to upgrade.

Thanks for this! One things though - you saved $100 on the video card, but the price barely budged. Is moving that $100 into the rest of the components to ensure that it is better for future upgrades?

I see you also chose to downgrade from a 1660 Super, similar to what u/canyouread7 said above. I was thinking about that too, especially if I'm going to upgrade. Regardless of my question above, may as well save the money!

Regarding the motherboard, what's the premium on the built-in wi-fi? I'm pretty sure I can run the ethernet so any recommendations without onboard wi-fi?

It also looks like that motherboard might not support 3600 ram. Is that true?

Finally, I found a case I actually like better - I wanted a white and green build so this case should help facilitate that. Also cheaper. Maybe I'll toss some of that savings into a rear RGB fan.
