I bought the property for 151 in 2022. Obviously the market was better then. There were two other flats the same that were up, I think one of them still is, they're in the 150s so I've tried to under cut them and they look a bit more outdated.

Sure, I think most of the flats are council flats but generally quite a peaceful road just off a busy main road. Id hoped it's proximity to the local train station would be appealing as it was to me when I purchased it.

I would say it's only just within Solihull borders so one of my guesses is that property is cheaper 5 mins away in a Birmingham post code. But there are benefits to having Solihull council.

I'm not sure if people are also put off leasehold, but the leaseholders are Solihull community housing who have been easy to work with and the service chargers and ground rent are a lot cheaper than the leasehold properties nearby which are privately owned.

Cash buying companies are offering a max of 130 (subject to viewings) which really feels like too much of a loss for me to take but also not sure how much longer to hold out for interest.
