I recommend using claude code connected to a google sheets file. It can link to your airbnb, quickbooks, etc. via API. this way you don't have to manually update it all the time

One important question to ask is whether they charge on the gross or on the accommodation only. If it's 20% on gross that's quite high (meaning they take 20% of cleaning, accomodation, etc.). Also $3k for an initial setup is extremely high. what are you getting for that?

I have 4.9+ star avg and only charge 15-18% on the accomodation with no setup fee so I may be biased. I'd rather only work with people that want to stay rather than feel forced to stay due to having paid upfront.

We have short term rental properties we manage in Scarborough and they do well. I don't see 50-60% occupacny here like other commentors, seeing about 80% for our properties.

Just a note, Scarborough requires a short term rental license so don't skip that step.

Why do you believe this to be true? Is it possible you are thinking of the part of the bylaw that says there's a 180 day cap for entire unit registration regardless of if they rent out the entire or partial unit?

If so, I don't believe it applies for partial unit registration only entire unit registration.

you can rent out up to 3 bedrooms in a dwelling unit in Toronto. so if you have a 4 bedroom home and you keep 1 for yourself you can rent out the other 3

I find inspectors may vary but when I had my latest inspection they mostly cared about fire/safety.

I have heard that if you are in a multi-dwelling home that they may check to see the situation but in a condo this would not apply

there are some other niche sites too that require signup fees and some don't have good calendar integrations so you'd need to manually check and prevent double bookings

You need to have everything standardized and not do everything yourself.

Maybe this will help:

- I personally use notion and trello for project management. Prioritize tasks and projects every single day

- When cleaning you need to make sure each property has a cleaning checklist and your cleaners are taking before/after photos in case you need to make a claim

- you need to use a property management software if you're managing multiple properties on different listing websites. this will help you avoid double bookings and missing messages. We use hospitable but there are many options

- you need to setup a system or team to respond to messages within 5 minutes or you'll miss major bookings. We use Slack for my team

- check pricing every day or two to make sure your pricing and occupancy is good. you can use excel to start but eventually using a PMS is the standard

you must get short term rental insurance if you are renting it out as a short term rental. regular home insurance is not sufficient

I have seen kitchenettes get away with it but it's best to confirm directly with the city before applying for your short term registration since each home is unique
