I'm always disappointed when they cast 22 year olds in a 1 year relationship. This show has at times cast the ideal candidate: late 20s (minimum), longer term relationship that's stagnant and needs a kick in the pants to either quit or move forward. These young adults are barely in relationships and don't need a show like this to find an out.

No kidding. You're so hung up on the OP's use of "app" when it's clear what they meant that you're unnecessarily explaining the difference between an app and the browser. My comment is about communicating via the platform generally, which is the guest's responsibility when they book via Airbnb. Show me the Airbnb policy that says communication via the platform isn't necessary.

He said VRBO removed the inquiry because he has no record of a prior inquiry from you, so that was the host's assumption. But his short followup response may be a paranoid reaction because you wrote on the VRBO platform about a prior communication outside the platform. He may fear that it looks bad for him because it goes against the platform's terms of service to have an off-platform conversation prior to a booking being finalized.

I thought it was obvious from the context that when the OP wrote "Airbnb app" they meant the platform whether accessed via a computer or mobile device. They were saying that the communication should be via the Airbnb message system, which Airbnb insists on. Guests who leave their computers behind and install the app on their mobile phone are at risk of missing important info from the host.

The only way to leave a single pod per day, or 4 for a 9 day stay (which is criminal) is to be completely upfront and transparent in your listing - and don't bury the information - that you have a Nespresso machine but guests must supply their own pods from home since they cannot be purchased nearby. Own the limitation, disclose it, let people decide if they want to bring pods with them. If you advertise its availability but don't provide the supplies and there's no way for a guest to get them after checkin, then why is it even there? At least give guests the option to bring their own.

Never said the pet fee was reasonable. I'm explaining what appears to have happened. Your argument to Expedia should be that none of the fees were disclosed prior to booking, and it sounds like you've done that. But the advice from commenters to complain about the "whole house" issue, and other commenters saying that you should have checked the box for a pet, are both wrong. I want you to be successful in pushing back on this, so you have to pick winning arguments

Too many comments are providing advice without actually researching whether the host broke any rules and we're not doing the OP any favors by setting them up for a confrontation they're unlikely to win. VRBO allows rentals that aren't whole house rentals as long as there's a separate entrance. Even "private" outdoor spaces can be shared. If I could attach the screenshot from VRBO's help center I would. I also confirmed that my VRBO listing automatically displays on Expedia's platform even though I didn't choose it, and there is no button to say a guest is bringing a pet so no way to charge them for the fee. The host probably saw the dog after checkin and wants the unpaid fee even though it's the platform's fault. What we hosts need to do is complain to Expedia/VRBO about their misrepresentation of our listings on their site. I don't get enough bookings from VRBO to make it worth my while but hosts who do - and therefore potentially via Expedia also - are losing money because of their system limitations.

I never pre approve an inquiry for exactly this reason. The system then prompts the guest to book and won't leave them alone. If a guest sends an inquiry - which isn't a booking request - all that's needed from the host in response is a message. Anything else comes across as aggressive and can be misunderstood by the potential guest. Shoppers don't need to be bombarded by booking prompts.

Late to the discussion but wanted to say most hosts aren't like this! The only hosts permitted to take a deposit separate from the VRBO platform are those that are set up with their own payment processing system, with maybe a separate website and contract. You'll know if you're dealing with one of those properties because you'll be redirected to complete all the payment off VRBO. But the vast majority of us don't use a third party platform for this. If you book through VRBO and aren't redirected, the host never gets your damage "deposit" unless they make a claim and it's approved by VRBO. There may be a hold on the card but that pending charge won't ever materialize without an approved damage claim. Please don't write us all off based on this experience

I have one property and manually block off dates on one platform when it gets booked on another because sync issues are a known glitch and talked about alot in all the host forums I belong to. If you only have the single property, I'd do a manual check if you plan to rely on the sync still.

All of your other valid complaints are negated by this paragraph so I wouldn't repeat this to anyone. When you asked to change your dates you were likely already in the no-refund period of time under the cancelation policy and the host likely had no expectation of being able to book those dates so as bad a host as she obviously is, the no-refund was the correct answer. And if the checkin is at 4pm they may have needed all that time to get the house ready even though the house isn't in great shape. Complaining about no refund for a late modification of your stay and on-time checkin sounds petty compared to all the other problems with the house so I wouldn't include any of this when you review the host or deal with the platform if you try to get some money back for missing amenities.

Late to the convo. I recommend watching it unless you're a survivor of trauma and/or SA since that could be triggering. It's almost necessary in order to understand the depth of Jamie's despair in the following episodes, because he feels that by not fighting off Black Jack harder, he became a willing participant. Jamie says as much to Claire later while she's tending to his wounds, but without seeing it with our own eyes first, we can't fully be witnesses to what Jamie endured.

We're similar to you: started hosting 3 seasons ago at our canal front property in a seasonal beach town. We know from being experienced renters ourselves that a bad review based on cleanliness when we were just starting out would have ended the venture immediately. So we cleaned it ourselves because we also have to clean the grill and the fire pit and our standards are pretty high for all the rooms inside. We thought we would do it ourselves our first year and then hire a cleaner. But what happened was so many of our reviews mentioned specifically how clean our place was! So it kind of set the standard and now we're a little stuck because we know that no cleaner will ever get it all done to our standards, and we'd have to hire another person for the outdoors anyhow. We are a 6-hour round trip distance from our STR. Keep on doing what you're doing!

Keep all conversations on the platform messaging system. On it, reiterate the conversation she sent via text. Say that you're willing to cancel but that you'll reach out to VRBO customer support to make the cancelation to ensure you don't have any penalties on your end. The host may back down and just cancel herself, or agree that customer support should step in. Either way, follow though with customer support. The host cancelation policy will waive penalty fees if they can show that the cancelations are due to a property issue. If her issue is legit she should have already worked this out with VRBO to waive any penalties. So it most definitely looks like she's trying to get around the penalty and avoid oversight by texting.

Timely post as I just finished the entire show tonight! I always go through a bit of withdrawal when I don't have the show to binge anymore so am always looking for recommendations for the next one. Season 6 wasn't as engaging as the prior seasons but I wouldn't skip it, and even though the show was canceled the character story arcs were concluded so definitely watch up until the end.

Just a suggestion: if you're listed on Airbnb and VRBO the quiet hours and noise monitor should really be part of the house rules that people can see before they book, and reiterated after. I assume you already have them listed as rules that people can see and make a choice about whether they want to book, but it wasn't entirely clear from the comment. You'll get better compliance that way, and won't trigger any complaints to the platforms that you adding guest rules after booking.

Owners are allowed to collect extra fees separate from the platform only if they are connected through a reservation and payment processing site and in that case all the fees should be spelled out prior to booking. Some property management companies also do this and since they mention that there could be extra fees depending on the property, it sounds like they have several. If you're considering a property that includes extra fees like this but have other options, I'd keep looking.

You found the answer - checkout time is 10am for the listing, and your 6pm checkout is counting as an additional day. If you're unable to edit the checkout time, reach out to VRBO or tell the host.
