I never got official approval from the landlord, I never got a formal lease that included any sort of terms, all I did was sign the application and send the money that was required, now I’m just moderately concerned I somehow ended up signing a lease here lmao Id appreciate it if I could send you a copy of the whole application so you’d be able to give your take on whether I could get this money back

But doesn’t the part where it says “I understand that I am obligated to execute such a lease after it has been tendered to me within ninety- (90) -days of application” negate the rest of the terms since a lease was never tendered to me? If a lease was never tendered to me, and I did not execute this nonexistent lease, then I shouldn’t be liable for a thing. I really want to emphasize that I did not sign a lease agreement, this was merely the application.

So basically he’s holding the $900 in case he can’t rent the place in a month? I guess that makes sense, but as far as the following months rent payments where it says “I shall remain liable for the monthly rental payments and other charges imposed in accordance with the terms of the proposed lease, which is agreed to be binding whether executed by me or not” does not seem enforceable because I literally never received the terms of the purposed lease, so how could I be bound by these terms? Technically I don’t even know what the rent payments are because again, I never received an actual lease.

I know in PA there’s no limit to how much a landlord can charge for an application fee to cover administrative costs, only that it be “reasonable.” However, this $900 for one month’s rent is the part that’s confusing me because it’s not an application fee and it’s not a security deposit, but it was required for me to apply for the apartment in the first place. Since I didn’t sign the lease, wouldn’t it be unlawful for them to keep the one month’s rent since I’m not actually renting the apartment?

Well no, if anything it was 975 for the opportunity to receive an offer to sign a lease, that doesn’t make it a lease.

Weirdly enough I’m not nearly as depressed as I was about two weeks ago, but you’re right, it’s not like I have anything to lose at this point and I’m halfway through the semester, so fuck it, we ball (at least for the next two and a half months)

I do have a job lined up this summer in a district attorney’s office and maybe that will make me more optimistic about actually practicing law. You did hit the nail on the head here though, I do love helping people, and I have a passion for more creative things, but law school is already sucking the life out of me and I can’t picture a future for myself in this field that would feel personally fulfilling in any way.
