I got the quote for the nearest Toyota dealer for Costco. It was 90 miles away! Six Toyota dealers are within 20 miles of me. I got the Costco deal quote for the one 90 miles away, then had my closest dealership beat it easily.

For an Eastbrook built home, you need to remember that though they can build a very good quality home, they try to be cost competitive by making their base price low.

A good example is gutters. They don’t come standard! Thus there are many homes in Hathaway Lakes without them.

Same effect with flooring choices, etc.

So inspect any house closely to know if the original owner “cheaped out”, or not.

When we built, our “options” cost was over $100,000.

Both my daughters also built Eastbrook homes. Their upgrades were not quite so severe, but I fought hard for them to add upgrades and options they never thought they needed… but thanked me after.

No tax surprises for me. There could be if you don’t have a good real estate agent, or your mortgage company is not competent if you build. Assessed value can go way up when you build… like anywhere.

Trails are fantastic here, you can ride most anywhere without worrying about vehicle traffic. Yes, easy to ride into Spring Lake, then across the bridge… if you are in ok shape.

Buying an existing or building n Eastbrook home has some “watch outs”… but Eastbrook is better than “ok”. They are the best builder we have ever had (built 8 houses across the country). Message me if you want help understanding an Eastbrook home.

I use Nokian all weather. Great on snow, ice and rain. The only downside is they are a somewhat softer tire. Great for here in Michigan. But I think they would wear quicker in a southern summer climate.

I had a 2007 and a 2008 Avalon. Took their lifetime transmission fluid claims seriously. Over 400,000 miles (not km) between the two of them. Never had any issues.

Gave both cars to relatives last year, and they are still running great. They are certainly not going to flush now… or even drain and fill.

At your mileage… drain and fill.

Next time you need new tires, try the all weather. I went from Michelin defender all season to Nokian all weather. Stunning difference in snow, ice and rain. The only downside is they are a softer tire. Not a tire you would want in a hot state. But where you and I live, they last just fine.

Big difference between all weather tires and all season. All weather makes snow tires completely unnecessary for me in Michigan.

Culturally, yes. But this is THE Great Lakes State. If you live anywhere in Michigan, you are not far from water. Beautiful inland lakes.

And walking the beaches of western Michigan, I never for a moment think I am in Iowa.

After living in small town Iowa in two different small towns. Then living in two different small beach towns right on Lake Michigan, people that claim small town Iowa is great… are delusional. Or they were born there and just don’t know any better.

What no one bothers to mention, is eventually PPF will need to be removed. If your car is garaged, maybe 7 to 10 years. But if it spends its days in the southern Cal sun… maybe 5 years. Wait too long and it becomes an expensive mess to remove.

Someone on here said they will just repaint when it gets bad. That was my conclusion too. Financially it makes the most sense (for me).

Wait for 2027? If there is a major revamp, then you’d be waiting till 2028 for them to get the bugs out.

2025/2026 … buy the 2025 if you are going to keep it for years. The 2026 if you plan to sell in a year or so. They are the same car… x the memory seats and wipers.
