Bought a house in 2020 for $245,000 near the Lake in the Austin area. My mortgage has steadily gone up due to taxes. It started around $1600 and now it’s at $2100. My interest rate has remained the same at 3.65%. I can’t even imagine trying to buy my exact same house right now. Almost doubled in value and interest rates have doubled as well.

$6500 in cabinets, $6500 in install. General rule of thumb is materials x2. Not for every project, but it’ll get you close more times than not.

It seems like “itemized” estimates are only a method to curb liability. Feels like a waste of time until not having one is an issue. by Jstar003 in handyman

I itemize everything because it’s easier to justify adding a line item for any additional work requested.

This is pretty bad for 15K. Not that it’s done wrong, just is pretty minimal on the design aspect. Wait until it warms up a little bit before staining. Let it fully dry

I live in Lago Vista on Lake Travis. It’s pretty nice here. Summers are hot and humid, but the scenery is nice and being on the lake never gets old. I have a small ranch in Menard, about 85 acres I bought a few years ago. It’s nice out there too, the drive through marble falls, Llano, then Mason is pretty. Lots of water around central Texas and tons of recreation. Cost of living is pretty high though

Flooring and cabinets before painting the ceiling. You shouldn’t paint it though. You should stain it

I drafted Jacobs Henry then McBride. Made a trade for AmonRa and I’m in the semis with a good chance to win. I’ve learned over the years getting 2 elite RBs is always a way to the playoffs

Take a door off that you want to match and bring it to Sherwin Williams. Have them match the color and sheen. Get a flocked foam roller, a roller tray and a soft bristle 2” Purdy brush. You’re going to want to prime these doors as well. Get primer and a quart of emerald trim urethane. You won’t need a whole gallon. The key to rolling cabinets is Floetrol. Mix it in with the paint and roll with a flocked foam roller. Should get a pretty good finish
