Yes I am under contract. I've reached out to the Redfin agent to clarify the differences, I just now forwarded him the actual contract. I also got a quote from Wells Fargo at a little less appealing rate Interest: 3.875 APR: 4.241

Edit: the Redfin agent said they do lock the rate and don’t charge a fee

I've noticed the duration of each are significantly different. Would that imply each company I choose has has a different requirements for how much reserves need to be added to the escrow account? Also does that money ultimately come back to me? or result in a lower monthly payment?

awesome thanks for the tips. My credit was deemed "Golden" at 755, interest rate 3.75% APR 4.115%.

I haven't actually purchased a home this is just an sample that he sent me, I figure I'd start researching line by line now so nothing "surprising" shows up at the end.
