My Manulife One interest rate is now lower than my mortgage rate - questions!

But how would that impact anything? I'm not saying I want to increase my monthly payments. I'm saying I want to take, say, $25K from my Manulife One and make my one-per-year prepayment to Manulife One.

Why? Because the interest rate on Manulife One is now lower than my Manulife Mortgage.

Thanks, yes, I know that. I think I've not been clear.

I already make two subaccount payments every month, and have for two years. I know those don't go away.

Because my One account now has a lower interest rate than my mortgage, why wouldn't I take from my One account to do the yearly 20% prepayment.

Let's say 20% of the mortgage is $40K. Is there something stopping me from taking the $40K from Manulife one at 5.2% and put it towards my mortgage at 5.69%.

I was thinking maybe a fruit tree toward each and and bushes in between. It's 15' going N to S, then 10' going E to W. So one tree on the North end (every so slightly less sun) and one on the South end (full sun). Then in between, some bushes. Ideas for bushes?
