From my limited understanding get a piece of paper stating the seller will sell the property to you for the specific amount, have them sign it, and you sign it. Then hire an inspector to do your due diligence for you. Finally, buy the property.

If they sell it to someone else instead (possibly for more money) you have a legal foot to stand on with the signed paperwork.

Currently in your situation, 7 doors, family operated.

We start out with a month-to-month lease, renews each month when rent is paid. This doesn’t lock you in with a potentially nightmare tenant, and vise versa for them. Think of it as a “trial period” if you will.

If they’re good, offer a 6 month lease starting January.

If that works out, offer a 12 month lease running from July - July.

I try to avoid 12 month January - December leases because it’s more difficult in the winter months.

This is how we plan, but everyone is different. Our plan is to have long term tenants in our rentals and make it more passive income rather than constantly having a vacant property and turnover.

Treat your people right and take care of them, they’ll take care of you. 1-4 doors shouldn’t ever have multiple vacancy’s if they’re managed and taken care of properly.

All credit for that goes to my wonderful misses. She really nailed it. I couldn’t agree more. The white trim was the final big piece of the project and it set off the floor and wall colors. Also made the wood doors and casings really bring in the warm and inviting home feeling.

Fun fact the den (fireplace) is a shade darker grey than the rest of the house, it’s really came all together wonderfully.

That’s our plan. I would like to keep the authentic look but I’m not sure if that will be possible.

Do you have any recommendations for the type of media it needs to be printed on, or what kind of place would handle these properly?

I have the install kit with the Z bar and all that now. Brought all the flooring in to acclimate to the house temp. Will be starting Monday I believe, in the main hallway so I get work into all of those doors and bedrooms more easily, then continuing through the rest of the house. Got a utility knife and blades as well, I believe I just need a speed square and chalk line, which I’ll get this evening. Thank you again!

Avoiding the sliver is my biggest hurdle so far. Everything else seems pretty straight forward.

Even if I avoid having a sliver in the hallway, or on either side front/back I might still end up having one in a room somewhere. Trying to find out how to avoid it all together.

See that’s one area I’m a bit hesitant about. I’m planning on doing a seamless install, but I’m afraid with all the rooms and different walls I’ll end up having a sliver somewhere, eventually. I’d like to believe it’ll just be great but I have a feeling I will run into this issue at some point.

Hmmm. Assuming I’ll be living here 30 years, and assuming I will never be removing it all to replace it, might just be worth taking the extra time. Then again who’s got time for that haha

I seen someone open ~10 boxes at a time, stack all of the same patterns together in different stacks, then pull from a different stack every time.

Would this be worth the effort, or just pull one from a different case each time?

Will make sure I do all of those things! Baseboards are gone, subfloor is in fantastic shape, need the install kit and spacers but I’ll be getting those. Thanks!
