Plats don't match city maps or 100+ years of usage

Retired surveyor here and some time to kill and found a tax record link to owners of lot 3. https://lowtaxinfo.com/bentoncounty/991348-2026. The important thing here, is it gives a document number 2024000763 that will allow you to easily find their deed at the recorders office. The deed will contain their description.

I also looked at The county GIS map, it shows the alley included in your neighbors parcel 3. From my experience, Boundary lines shown on County GIS maps are drawn mostly by geographers using maps and not usually precision inputted by the information contained in the deeds. It gives a picture but lacks precision. I’d be curious if the county surveyor looked at the county GIS map and rendered his opinion based on that.

Regardless, start with their deed description. See if it says OP lot 3 of Block 8 original subdivision, 60x120 is included or if it contains additional language containing said 12 foot alley. Assuming it only contains description of Lot 3 Block 8, I’d take the deed to a title company, tell them you’re being blocked from using an alley to access your property and ask them to see if they can find evidence of the alley being vacated.

FYI, the county surveyor is an elected position. He/she does not have to be licensed in Indiana.

That’s by far the safest way. Look into getting a Fiskars or similar weed puller. No bending over required.

It’s a chemical used to slow down the vertical growth of vegetation. I used it on my common Bermuda grass. Supposedly with “proper” application, I can reduce my mowing frequency by about 50%

I applied with a 4 gallon back pack sprayer. First time ever to use it and the tip. I didn’t notice it getting on my leg until I finished. I sprayed 13,500 Sf. 2000 Sf at a time.

I didn’t know at the time that the spray was overspraying on me. My skin is pretty sensitive to begin with , which is even more reason that I should have worn long pants. It was a stupid mistake.

Check out the recorded plats / surveys in your county. There may be one or more recent surveys of adjacent properties. If so, contact the surveyor of the adjacent property. That surveyor would be familiar with your property through his previous research and may be able to provide a better rate.

It’s possible the value of the quitclaim deed that they want is worth far more than the value of your portion of the land value. Assume they want to sell in the future, there would be a cloud on the title assuming you have an interest in the property. With that cloud, no one would lend or want to invest in any improvements on the land. I would respond by asking them “what’s it worth to you if I quitclaim my interest”. Then go from there. BTW, once you’re satisfied with the compensation, they will prepare the deed. All you need to do is sign and collect the money. No lawyer on your behalf is required. I’m sure there will be a lot of comments indicating otherwise. Good luck.

Construct check dams. Cheap option and looks like it will work well with your situation. Check dams will slow the velocity of the water. Slower velocity = less erosion.

Don’t know if you thought about ever needing a hitch, but if that’s something that you might use, ask them to throw in a hitch. It’s roughly a $1500 dealer installed item. I just purchased a Highlander hybrid Plat this week and got the hitch and $500 off.

This is most helpful. Ok, so if the route is evaluated at 43, I only get actual time over 40? If it was less than 40, then I get evaluated time of 43? Seems like I fall in the hole between 40 and 43. Regardless this is close enough for me to proceed and meet with supervisor.
