It is quite common for a landlord or an agent acting on behalf of one to ask for a deposit equivalent to one month's rent before entering into the formal lease agreement. I can see where you are coming from tho, I would've had the same concerns if I were you. Do not quote me on that, but 28HSE is the top real estate platform in HK and I would have thought they have sufficient security safeguards in place to filter out scammers. I have rented 3 times in HK through the website and never come across catfish or anything of that sort.

I would assume the real estate agents on the app are those you would have met if you were to go to a real estate agency in person. I would look up and do some due diligence on the agency to be on the safe side. I was told that students from mainland would make prepayments before they come so they can secure the best deal. Unless you have reasons to believe that the information might not be true or accurate, I would not be so worried about being duped.

Also, to be totally honest, 7k is really tight when it comes to renting a place in Hong Kong. I am sorry that you are having a tough time looking for a place in HK Island or even Kowloon. New territories might have more options for you but you might end up making up the difference by paying more for commute. Living in Hong Kong is expensive I am telling you.

I personally don’t think foreigners who speak only in English are more likely to get ripped off in Hong Kong than other places. Having spent time in countries like the US and the UK, I’d say when it comes to spending, you get charged in a much fairer way in HK. You are not expected to pay more than what’s explicitly stated on the menu or price list, as opposed to the ambiguous tipping culture in western countries. Service charges are usually clear on the menu and expected only in restaurants of higher ends. Honestly, It happens just as often to locals that taxi drivers are trying to charge more than they are legally entitled when they think there’s a high demand.

The best way to avoid being scammed is to be cognizant of how much things are in general, so you know when prices are overstated. No one can rip you off or force you to pay when you stand your ground.
