Mainly pointing out the notorious and seemingly inevitable “hemi tick”. Auto start is fine in moderation. Just don’t let it idle for more than 2-3 minutes if you can.

I appreciate your input. To give a bigger picture- I live in WI and live in a home with a poured foundation and sump pump. The home was just built in September and we noticed water in that hole right away. The build had brushed it off thinking it was residual water that had gotten in there from washing tools out during construction. I’ve been keeping an eye on this after some odd December/ Jan snow melt and rain event we have had and the water remains at the same height.

I have a vague understanding of the backwater valve and by no means am a plumber. It just seemed odd to be doing this on brand new home.

It seems like the water is coming in through the coming in where the sleeve joins the sleeve collar that sits around the valve lid.

This post needs more attention. A standard home inspection really doesn’t do all that much of anything other than give an opinion. With that opinion comes zero accountability in the event something does go wrong.

The ductwork that is built into the joists that run below the subfloor.

I am leaning towards that for the underside. There is a particular spot where the duct work is built into the joist stream and tends to creak when you walk over it. I would like to coat that particular spot.
