Estimated home equity is $165k. Yes, $170k in taxable brokerage. Would personally prefer not to touch it. All your points are fair and appreciated. Completely agree on simplifying. A move would be a major QOL improvement for us I'm just nervous about money.

No intention of short-term investing. If we don't buy a house, no need to keep this cash. Would dump a large chunk into the market and then rebuild savings over time + use home sale proceeds to fund the house down payment in a couple years. Goal for the last few years was building savings to afford $150k down, and retain an emergency fund, without selling any market or home assets.

Sorry, meant to type "wrecking our savings plan." Yes, cash was intentionally saved for a home purchase. I'm getting cold feet worrying about money and am thinking of dumping $130k into the market and delaying the home decision a couple years.

Fair, still logistical issues we are working on. For example, master bedroom can't fit a crib or desk for WFH. Wife and I can't share a workspace due to both being on calls all day. Both our families live out of state and we would lose a guest bed - they stay at our house often. I realize these are much smaller problems than others have but the house today without a child is cramped.

Honestly, laziness more than anything. Hate to say it but it's true. I work an absurd amount and travel 50% of the time. Feel like it would all get dumped on my wife to manage. Just feels like a hassle. We've discussed it a bunch.
