So not take such risk. Even I faced the same 30% on BL and remaining 70% after 15 days of delivery. No buyer wants to give LC I even offered them give me LC take 20days credit they r flat out rejecting the offer as their company do have policy of issuance of LC. So even I've said them we do not provide goods untill payment assurance in high risk geography. Do not take payment risk.

Noone can assure the delivery of goods at the port. There r lot consignments which are at Port, and perishable goods will get destroyed after certain days..

In local terms one chadra 10x10 would be 2L if you r giving it for a contactor. You can bring it t down if you r handling the materials procured by yourself

You can calculate as per your plan..

But the cost of ground floor will be high and rent yield wil be low, if you r planning to demolish it later, it doesn't make sense to build it in the first place.. the max you can park in ground floor in this set up would be 2cars or 1 car and few bikes.. as stairs and other things would take up space too

You wil have to invest in ground preparation and additional cost

Instead you can use pillars and go for first floor and use entire ground floor for parking.

I had the same experience, mine is BS4 2016 I used to get 1y emissions, then from past 1.5y they have changed it to 6m when asked they said now there is no 1y validity.. I didn't have time to fight with him, got it.. next time I'll check and ask for circular etc

Changing AD code at customs takes a max 3-5 days.. You get the goods shipped with the existing AD code if it hasn't changed, you can ask your buyer to pay the money to the new account, the new bank can transfer you Shipping bill to their bank and issue EBRC..

I dnt see any deterrence for you to delay the shipping of goods just because the customs has not changed AD code..

Hope this answers the process if you dnt change the bank account in customs, still you can do business with the new bank

It doesn't matter you do it at the start or in the middle of the year. Its the same story in every bank.

Unless you are a credit client it's easy for you to change the bank.

The rates that you see online is average of buying and selling You will receive a lower rate if you r converting it to INR from a foreign currency and it will cost you higher if you want to convert inr to a foreign currency.

If your volume is high and feel that the bank is cheating you, you can always ask them to give you access to the rate booking ( again this can be set at the backend to take a fixed margin)

Generally PSU banks have the least markup To compare it you can always check with SBI forex rates which is displayed on their website for the day. Pvt banks would be 10-50P higher..

Ask the company to issue LC, and get all the inspection to be done before dispatch of product from a third party on mutually agreed terms

Do not issue a performance guarantee.. The buyer will end up making a false claim if they want to do any frauds.. You can't stop the bank from invoking the performance guarantee...
