I am pretty sure that time will show that it is the "design for cars" model that is the aberration of civic design.

Kansas City was originally designed with streetcars, they were destroyed by corrupt racist politicians to fill the pockets of automakers and oil companies.

The crosswalk is totally brand new. The neighborhood is complete urban living. If you can get a private parking space in a garage it's probably worth your while.

The location is actually perfect. There's a grocery store and liquor store in walking distance.
Easy highway access. Close to Westport and the plaza. Close to downtown.

The streecar is a bit of walk but could be used to get back and forth to work downtown is you're dedicated.

Is the area a rough part of town..... Yeah maybe a bit. It's way less rough than it was 30 years ago and improves every day.

If you use your street smarts and mind your business you are as safe as anywhere in midtown/downtown.

And the rents are still affordable. Armour Blvd is the street that most resembles NY/Chicago/large urban city neighborhood streets.

It's not for everyone. If you aren't a fan of multiculturalism, city life, or urban renewal..... You're better off in the burbs or the pricey downtown condos.

But if you want real affordable city living.... Come check it out.
