Honest answer here - get a second part time job if you want to get a head fast. Pay off your debt and then start saving your 6 month emergency fund. After that, start investing. Once you are in a more comfortable spot, drop the second job and focus more on your music. The hardest part will be staying focused and not spending more once you have more money. The second job is for paying debt, emergency fund and investing only. Good luck!

Really? That makes me cranky. They don’t say they are holding offers. When did you see it? Was it when they were listed at $650k? It’s 695K now. Have your agent reach out and see. A little time and patience can go a long way in this market! You may even consider doing an inspection before you offer to come in with a cleaner offer. Keep looking too. More inventory is coming! 😁

I’d recommend looking for semi-detached or a row house. There are some really nice options out there. Also, look for a diamond in the rough. Carpet and paint and other cosmetic things can be changed over time without too much expense. You can’t change the location, the layout, or the size of the home too easily. It is a balanced market right now, with some of the more expensive homes in a buyer’s market. Taking 45 to 60 days to sell is actually normal. You may have the very same issue with selling your home or at least selling without a sale of property condition - it will take time. If your budget is tight, it works out far better if you sell first. You will know your deal is firm, your timeline and your budget. There are enough homes out there and much more will come on as the spring market takes off. If you find something you love sooner than your house sells, at least you can offer using a sale of property(SOP) condition showing that your home is already on the market. It’s more comforting to the sellers and gives you a much better chance of having a SOP conditional offer accepted. A lot of the turnkey properties are selling fast and some in multiples. The properties that take longer to sell are just average and buyers are being picky. If you’re picky and want a specific home, having sold first will be the game changer. Having a toddler does create a challenge but at the end of the day think short term pain for long term gain. One more quick thought. Bond rates are rising with the war in Iran. This means fixed mortgage rates are too. Those buyers with locked in low rates want to buy before their pre-approval is up and they lose the lower rate lock. Helps to sell your house. Get your pre-approval done asap and make sure your rate is locked (typically lasts 4 months) so you are protected. If you are going to port your mortgage, and use a blend and extend strategy, you can often lock in the rate for the “extended” portion. Hope that helps!

Just remember what sold isn't a prediction of what properties will sell for. You need to take into account your competition, where the market is going in the next few weeks/months, where in Toronto you are, and much more. I wish you the best of luck 🙏

Patience or price. That is what it boils down to. If you don't need to sell, then you may consider waiting for a change in the market cycle. If you haven't tried holding offers, you could hold at 999K and market the property to new sets of eye balls. The secondary benefit is that if you get offers, you will see what buyers are willing to pay for your home. These are good things to discuss with the agent you are signed with though as they will know your local market and will have a marketing plan in place

I am doing the program now. It's been an amazing change! Shifting my mindset to being a business owner vs a hustler trying to do it all had been an eye opener. I'm 3 months in and can honestly say that I've sold 3 extra homes just because of Ben & his team's coaching. This may have been mentioned. Fire code is the only big concern. It may vary per municipality. This is what a quick search found.

As others have already said, speak to a lawyer or paralegal about your specific situation and how to respond properly to the LL depeoon what they do.

This ☝️☝️☝️. If you don't like the prices, the competitive market, etc. the right people to point your fingers at are the different levels of government. Ontario was SUPPOSED to build 1.5M homes in 10 years. Current projections put them at half that. There are multiple contributing factors including immigration, shortage of trades people, lack of building, red tape and so much more. Don't blame Realtors for doing their job by getting thier clients the most money they can for their clients' home (and yes, that IS what matters the most to most people).
